Methods of real estate valuation on market principles

This thesis solves the valuation of real estate assets for banking purposes. Part of this thesis is concerned about real estate market analysis and evaluation of potential impacts on the usual price including potential risks. Real estate, which will be taken into account, is situated in Brno, in the distrcit of Žabovresky. Property valuation is assessed using two valuation methods and the final cost is determined based on these methods.

Diploma thesis deals with the procedures for valuation of property according to the methodologies used by banks UniCredit Bank and ČSOB. This diploma thesis describes the principles of valuation of assets. In this thesis there are mentioned basic concepts of banking. It carries out a detailed analysis, description and comparison of selected valuation methodologies used by banks and methodologies used in appraiser´s work, who prepares evaluations for banking institutions. Based on the findings an analysis of the different methodologies is made.

Proposal of System of Employees Evaluation in Company GEOtest, a.s.

This Master’s thesis deals with the process of employee evaluation in the company GEOtest, a.s. In the first part of the thesis are defined all the necessary theoretical findings needed to formulate proposals for the society. Practical part includes particular information about the company GEOtest, a.s. and the analysis of the current state of evaluation. Furthermore, the new concept of the system of evaluation in accordance with the corporate needs is presented, including the link up of the system and recommendation for its implementation.

The thesis is focused on analyzing the general practice appraiser or expert in the valuation of property for purposes of bank. Domestic banks for their own purposes require an estimate of a normal price. According to established procedures were estimated normal price of administrative building, located in the statutory city Havirov. To determine a normal price has been used three methods - cost method or material value, the comparison method and the yield method.
