The goal of the bachelor´s thesis is to prove that interest rate has undisputable influence on investment of company. To prove this statement I would like to analyze development of interest rate in specific countries of European Union. After collecting all necessary data I would like to examine what influence has the interest rate on company and mutual influence of interest rates.

The aim of this thesis is to analyze financial statements and search the best way how to finance an investment intention. The theoretical part is focused on a characteristic of the investment opportunities, the sources of financing, the issues with a financial statement analysis and its indicators. The practical part analyses a specific company based on the financial statements which is followed by an investment intention. Its aim is to search the best option for the financing.

The thesis deals with the issue of lending to small and medium enterprises. Specific definition of small and medium enterprises is mentioned in the first part. Next part deals with characteristics of bank loans and the procedur for granting a loan. Then, based on a methodical procedure, an analysis of a loan from a selected bank with a specific client is created.
Effect of movements in interest rates on demand for houses and apartments in the Hodonín district

The aim of the thesis is to assess the impact of interest rate developments on the demand for family homes and apartments in the District of Hodonín. Whether or not the influence is assessed by using the database of family houses and flats in the district by the year 2012. Part of the thesis is also the calculation of the average cost of the framework from a State property and the size of the municipality in which the property is situated, and at the same time, it is examined whether occurs due to lower interest rates to the growth of real estate prices. The necessary information about the level of interest rates for each month and the fixation period are listed from the Czech National Bank. Supporting documents for processing the database actually realized sales from 2012 to provide real estate agents real estate real estate agent REMAX and GAIA.

In this diploma work I deal with the influence of interest rates on mortgage loans for the acquisition of families houses and flats in the city of Brno. In the theoretical part I focus on the basic concepts and laws related to mortgage and real estate market. In the practical part I use the findings from previous chapters and analyze interest rate trends and related factors. In the next part, the real estate market development in the past ten years. In the end I evaluate indicators during the period of ten years from entering the real estate market in Brno and should, in my opinion, a significant influence on the marketability of houses and flats. The final part I deal with the results of my questionnaire, on which I am trying to compile current profile of the typical customer applying for a mortgage loan.

Diploma thesis deals with the procedures for valuation of property according to the methodologies used by banks UniCredit Bank and ČSOB. This diploma thesis describes the principles of valuation of assets. In this thesis there are mentioned basic concepts of banking. It carries out a detailed analysis, description and comparison of selected valuation methodologies used by banks and methodologies used in appraiser´s work, who prepares evaluations for banking institutions. Based on the findings an analysis of the different methodologies is made.
Determination of Optimum Parameters for Loans in the Real Estate Market and Their Practical Use in the Future

This master´s thesis examines the development of real estate financing in relation to the credit crunch. Accordnig to main causes of fluctuations in history, comparing interest rates, mortgage loans, property development and investment in time, it models the evolution of optimal interest rates of real estate market. The loans’ optimal parameters with combination of types of bank financing in the real estate market with regard to its sustainable development as a separate and independent global market with strong inclusion among the other market sectors, are formed there. In this dissertation the analysis of financing methods will be used, comparative method of commercial banks‘ interest rate and analysis of commercial interest rates‘ structure. The result of the work we expect to be optimistic, realistic and pessimistic scenarios of futher development of real estate finance market and the model of the optimal interest rates‘ structure.
Possibilities of value analysis utilization by selection of mortgage lender

The aim of this master’s thesis is to find the best type of mortgage loan for several kinds of borrowers. The first part describes personal housing financing, use of loans, use of mortgages in general. At the end of this theoretical part the value analysis is explained as a tool for mortgage lender (or the type of mortgage loan) selection and the way of reaching this goal is defined. Second part is a practical example of how to make decision and find the best choice. It selects the most important criteria and real cash flow is simulated to asset the price of each possibility. Using the discrimination method and efficiency rate the possibilities are ranked. Results are commented on and recommendations are set to every type of client. In conclusion, general method for selection before getting a mortgage is proposed.

The practical part deals with the actual changes in the course of the housing finance model cases.
