Analysis of housing development in and around Prague

The aim of this work is an analysis of housing as a source of growth of housing in the Czech Republic. The introductory part will focus on supply and demand for housing in economic theory, basic theory of the housing market and housing policy instruments. It will include further defining the content, meaning and basic forms of State action in the sphere of housing as an important segment of the state social policy, along with the general factors affecting their operation. This part will include identifying the factors and explaining the particularities of social and economic environment of socialist Czechoslovakia, including the intermediate stages of historical development of state intervention in the housing market. The analytical part will be focused on the main factors affecting the housing. The factors will be presented, analyzed and commented on available statistical data, their structure and evolution. In the conclusion of the thesis will be the analysis of housing and segmented offers housing in the capital city of Prague and its surroundings.
Panel estates: The process of humanisation, revitalisation and its future

This thesis deals with solving the problem of the big phenomenon of panel estates. It describes the circumstances of its rise and tries at least at little rate argue the reasons for its construction. Mainly it tries to solve its up-to-date not really good and sustainable situation. This hangs together also with revitalisation of panel houses. It will be discussed here, if this revitalisation proceeds in wrong or right direction, why it was needed to come up to it and also the question of its funding will be mentioned. The revitalisation is also connected with the humanisation of panel estates, their better appearance and all the positive changes, which occurred here from its inception. Thus, this thesis dwells over the procedures and ideas in this area, over possible solutions, and various opinions in this topic. The future of panel houses is another key topic of this thesis. Their sustainable development and the question of attractiveness for its current and future inhabitants will be discussed here. There is a plenty of panel houses and people living inside, therefore it is more than needed to deal with this issue and to try to find the most feasible solution.
The evolution of rent regulation in the Czech Republic

The thesis is focused on the evolution of rent regulation in the Czech Republic and the impact of this regulation on the situation in the country, above all market destortion. It enlightens the role of state in the area of housing, housing politics and its tools. It clears up the actual legislative framework, the regulation theory, especially the use of price ceiling, that was implemented in our country. It shows the evolution of rent regulation in the Czech Republic from the rise of housing politics till the present. In the end, it evaluates this evolution and points out the impacts, that this regulation has caused.
RENT DEREGULATION IN THE CZECH REPUBLIC

The bachelor thesis is focused on the actual issue of rent deregulation in the Czech Republic. The first part is dedicated to the economic theory of housing demand, housing supply and price control. Afterwards is analyzed the rental sector, focusing on the rent control from its beginning to the present. In the third part is discussed the process of deregulation, regarding the development of deregulation in our country and also the system of rent comparisons. The final part is concerned to the development of housing benefit in our country and is compared with the addressed rent allowance / housing, which is applied in the most of European countries. The main purpose of the thesis is to assess the current situation on the housing market and the economic and social effects of rent deregulation. The partial purpose is to find the appropriateness of implementation of the addressable allowance for the rent / housing.
Analysis of the Offer of Housing Credit

The goal of my thesis is to show the possibilities that financial markets offer nowadays in loans area. Interested person has many options to choose from, nevertheless even the basic orientation in these options is difficult. In my thesis I havenť focus only on theoretical princples of function. I have elaborated particular areas to the form of concrete offers, which reader, interested person in a loan, can nowadays get in czech environment. I'm presenting concrete products financial companies and compare them so, that reader can make clear image about quality single products and can indepedently decide, which product is form him the best. Im warning readers on difficulty connected with single solutions, their charges politics and risks.

The needs of Ukrainians and its fulfilment in the region of České Budějovice

This bachelor thesis is a probe into the lives of Ukrainians in South-Bohemia region. The target group are Ukrainians, which are staying in the Czech republic on the basis of long-term stay for purpose of employment, business activity or family unification and also Ukrainians with permanent residence, whose previous long-term stay has just been connected to one of the above-mentioned purposes. This work is proposing to map problems, which is delineated target group facing in their lives in the Czech Republic and to try to conclude their needs. In search of possibilities of fulfilment of these needs is taking notice of the function of state, helping organisations and church. The practical part is presenting outcomes of qualitative research that was done among the Ukrainians from chosen urban areas from South-Bohemia region. The target of research was to describe problems that are facing and if their problems and needs are in line with those that are described in theoretical part or if these Ukrainians are facing problems that are rather different.
Housing Protection Implementation through the State Social Support System Instrument.

This thesis deals with a housing allowance provided by the social support system, which is an important instrument of the state housing policy, the purpose of which is the contribution to households towards housing costs. In the theoretical part housing and its importance and housing policy is described, the role of the state in housing policy and the instruments of housing policy are also mentioned. Other chapters are devoted to the characteristics of the state social support system and the description of the housing allowance itself - its history and current legislation.The main objective was to determine what proportion of social benefits from the state social support system is made up by housing allowances. Partial research objectives are to find out the structure of housing allowance recipients, the factors influencing the allowance level and whether the number of new applications evolves over time. To achieve these objectives, a quantitative method was used, the secondary data analysis technique. The research respondents consisted of all applicants for a housing allowance in the years 2008 ? 2010, administered by the Labour Office in České Budějovice.The research results have confirmed the predetermined hypothesis that the number of newly filed applications for housing allowances shows a growing trend. The hypothesis assuming that with the increasing number of members in a household the sum of housing allowance is also increased, has not been not confirmed. The third hypothesis assuming that a higher housing allowance is always received by applicants who rent a flat has not been not confirmed. The presented results may serve as a teaching aid for the subject social policy, or to experts and officials from the public administration field.
Monitoring of Selected Socially Excluded Locations in the Town of Plzeň

The theoretical part of this thesis defines the process of social exclusion and its elements - spatial, economic, cultural, social, political and symbolic. These interconnected elements give rise to crucial areas that are substantially affected by social exclusions - living conditions, employment or ways of making a living, education and medical condition. The following chapters describe the initial situation in the Plzeň locations in 2006 and the situations in the mentioned areas in relation to excluded individuals. The objective of the thesis presented is to describe the development in seven socially excluded locations in Plzeň including their current situation. A qualitative survey was carried out addressing particularly workers in self-administration and non-governmental non-profit organisations, who come in contact with individuals from socially excluded locations. A method of document analysis by means of content analysis of the data was used along with a questioning method via a dialogue. The situation of socially excluded locations in Plzeň has significantly changed in the last five years, as the location labelled as the most problematic one by all informers perished at the end of 2009 and another location suffered changes as a result of the sale of the property. Maintaining or on the other hand cessation of the described localities considerably depend on the town´s housing policy, since the town of Plzeň owns the houses in all remaining locations. Owing to the increasing indebtedness of the population and growing problems in the housing or employment areas, there is a threat of an origination of new socially excluded locations. This thesis contributed to the evaluation of the development in the situation of socially excluded locations in Plzeň, which can give a base to implementing direct measures resulting in joining the inhabitants of these locations as well as in creating preventive measures.
