Facility management as a complex asset management activities

Anotace práce v anglickém jazyce The aim of the work is to describe and explain the concept of Facility management as a complex of service activities in the management of assets. Furthermore, i want to see how it is applied in the administration of the assets of FM Technical University in Brno. thesis is divided into a theoretical part, which is contained in the first chapter, and part practical, which i paid in the second chapter. While ensuring the handouts for the practical part of the thesis i used the option of personal visits to each of the faculties. Here i carried out in the form of dotazníkovou and personal interview research on responsible management personnel of buildings – internal facility managers. The result of the activities are an indication of how the management of support activities at individual faculties, what is the distribution of own and external activities. At the conclusion of their work i want to do an evaluation approach of the individual faculties on matters of management and try on the recommendation of the possible changes.
Use of GIS at the Management of Photovoltaic Power Stations

The Thesis topic deals with the design and implementation of the system for photovoltaic power stations property administration. Due to the scope of the property administered, a solution using geographic information systems has been selected. Functionality of the designed system with data defined for the photovoltaic power stations were verified in the pilot operation. The results of the pilot operation proved efficiency and effectivness of the designed system.
IT support for real estate management

This Bachelor thesis deals with IT support for facility management. The aim is to identify the state of the market for IT support in the area of business that is focused on providing property management services. At the beginning is defined environment and the process model of facility management. The following describes the key processes using the methodology MMABP and adds information needs. In the last part is done a market research in this area. The results can help both novice and medium-sized businesses in property management or housing associations or individual condominium in selecting suitable IT support for the proper functioning .

This thesis is divided into theoretical-methodological and practical parts. In the theoretical-methodolical part, the types of analyses of the internal and external environments are described according to literature. The practical part deals with a specific company, to which the findings of the theoretical part applied. The aim of the thesis is the strategic analysis and design of the strategy for the company AB Facility, a.s. The strategic analysis includes both the analysis of the external and internal environments. Based on the results of these analyses there will either be a new strategy proposed or an existing strategy confirmed.

The aim of the thesis is to evaluate the advantages and efficiency of the trend of service integration under one key supplier based on specific practical examples.

Facility management is one of the key business operations of a firm, which enables the firm to cut its costs substantially and to save considerable financial resources. One of the possibilities is to outsource part of the responsibility for secondary cost onto external suppliers, who provides a higher quality operation management at a lower cost. In the case of a public submitter, with a regard to management of public sources, a transparent selection procedure of an external supplier is necessary to compare the offers and select the best one. A facility manager has to face a difficult task of setting the selection procedure in a transparent way, ensuring that no subject would be favoured, and it would allow selecting a supplier providing the best possible quality, time and the lowest cost. A public tender need to be put up in a way to enable an enrolment to as many subjects as possible, among whom the optimal offer would be chosen, in terms set in advance.

Bachelor's thesis engages the regulation ČSN EN 15221 and its assessment in the provision of support processes in Europe and worldwide. It identifies ways of implementing standards in organization and compares the conditions for support services in facility management. The practical part of the thesis presents the implementation of facility services in the real project of Okin Group, a. s. Thanks to this practical example we can achieve the necessary information for a comparison heftiness service levels.

All the society is changing all the time. Also tasks a nd ways of work realization, charakter of economic subjects and business are changing. Therefore it is more and more important for all the subjects to use modern methods of controlling. To determine, which activities are preferred for the assigned enterprise and which are only the supporting ones, i sone of the basic thoof facility management. The way ughts and claims of security of accompanying activities for the subjects by organizations blond is called outsourcing. By its exploitation i tis possible to specialize in priority goals of each company and also to decrease expendes on realization of supporting procedures.
