The project deals with the design of the residential complex in the city of Brno-Komín. With this draft I am creating a completely new element in a existing area of city Komín. My goal was to create a distinctive and compact unit within an adequate scale, which will signify a consistent quality independent of any future changes in the area of the entire land. The organic structure of the aatrial family houses are respecting the topography of terrain and in three clusters, creates a space for pedestrians. The land is serviced with traffic from the north where a common garages and parking lots can be found. Parking spaces outside the houses brings many qualities. People better perceive the environment which they live in. Semi-private space "courtyards" where entrances are oriented to individual houses, evokes a sense of security and has the potential for meeting and leisure with all the inhabitants of the residential complex. By using the concept of an aatrial houses, on the contrary, I rather tried to obtain a maximum feeling of privacy, therefore, the strict separation of public space, the area of semi-private space and private space was necessary.

Urban concept is based on the hierarchy of the public space, through to semi-private. The entire file is divided into several blocks that constitute the "outdoor rooms", thus ensuring a certain degree of privacy from the outside world, no one would have to close up the house. This arrangement should also promote and outdoors, and encourage mutual interactions among residents.A diverse mix of buildings allows for a greater variety of people who will live here. The structure offers accommodation for single, couple, starting a family or large family with children. At the end of the plot are located villas with luxury apartments overlooking the Chimney. This means that "someone is always home" and social progress and better control of the streets and thereby increasing the feeling of safety.

The subject of this bachelor project is to design a residential complex in the city district of Brno-Komín, in the locality of current gardens between Pastviny and Houškova streets. The concerned territory is situated in a place with good accessibility of public transport, close to the recreation area of the Brno Reservoir. The surrounding buildings are very heterogeneous. The basic idea is to design a residential project composed of row houses, apartment houses and houses on a slope with various sizes. A solution of access road is also a part of this project

The plot is located in the territory of Brno- Komín northly of the river Svratka. The location is easily accessible to the city center. Connection to nature and the main bike path is also undoubtedly an advantage. The actual area adjacent to buildings terraced family home in the south (street Houškova) and west (street Pastviny). From the north to the grass- Justice and forested areas. It currently serves as allotments. The basic idea was to create a composition of two or three-storey houses, which would not undermine the existing surrounding buildings but created its own closed unit. Urban concept is based on an elongated public space-shaped portion of a circle. This stems from the shape of a parcel which has an elongated shape, which gradually narrows. I created a comfortable street which is located in the center of the housing. Streets and public spaces are complemented by mmcité street furniture. Simple urban structure is clear and its closeness gives a sense of security. This structure is complemented by two other enclosed public spaces. The whole concept adapts to the sloping terrain. Fasted arrival from the street Pastviny. For walking it is out of the aforementioned gain access from the street Houškova. Transportation is served by a set of one-way ring road.

Area is located in the city of Brno-Komin in place of existing gardens. The proposal consists of small apartment buildings, which together 19 concept is sensitively set home into the surrounding urban fabric and terrain. Houses are located in the lower flat part of the parcel. It's subtle and simple architecture. Residential houses have 3 floors. Each apartment has an entrance from the living room directly to your own private garden. Two lower apartments have a garden on the ground and the upper apartment has it on the terrace.

Assignment was to create an architectonic solution of residential complex in city district Brno – Komín, between streets Pastviny, Houškova and Uhlířova. Affected area of approximately 20,482.5 m2 is currently used as private gardens. Architectonic solution is based on east-west orientation and vertical terrain configuration of the area. Design of rectangular composition of four structures containing two to three-story residential buildings created four “nests” labeled A, B, C and D. Each “nest” contains 16 or 20 flats with underground parking solution. “Nests” seemingly create closed space, however simple rectangular masses of individual buildings raising from the structure of underground garages and terrain are situated shifted to each other to ensure the quality of housing, enough light and sun shine and not-disturbing parking capacity. Meanwhile visual and pedestrian permeability of the area were maintain to respect public, semi-public and private spaces. Construction of the residential complex is connected to public utilities and transport infrastructure through street Uhlířova. Design of the structures respect surrounding buildings and also public environmental areas.

The studied area is located in the city of Brno Komin. This part of the city is one of the quiter parts of the city. It has good access to the centre of the city, also it is located near Brno Reservoir .The main purpose was intended to respond to the diversity of the land and create a residential complex with a variety of housing options. Distribution of forms based on the lie of the land. Development respects the transituion from the urban environment to the countryside and forest and towards the rising slope it reduces density. Alley acts as a connecting element of the whole area and creates interdependence introduction of green areas in residential streets. The main road is defined by buildings of terraced houses, at the bottom is a residential house which opens entry into the area and creating public space.

The goal of the project is to design a residential complex in the location of currently existing gardens between the Pastviny and Houškova streets, Brno-Komín. The urban structure itself is supposed to resemble a body of a snake undulating in the direction from the city towards the countryside. Beginning as a compact one, the development gradually changes into a looser one. It is created by three different types of family houses, namely terraced house, semi-detached house and detached house. As building material, classical ceramic blocks should be used and the diversity will be achieved by different types of layout and forms of development.
