This work aims to introduce specific principles, methods and procedures during the management of construction order. Construction order is an essential production unit of a building company. Managing the order in a building company focuses on processing offers, productive preparation and realisation of construction works. The practical part of this thesis describes and examines the management of orders in two construction companies, whose production is oriented toward realisation of ground-based buildings. The result of this thesis is a comparison of these two companies, the lay-out of standard forms and their implementation into agency of the companies to improve their preparation and realisation of the order.

Financing of construction contracts is one of the most important phases, where aim of every construction company, is to achieve the highest profit, thus ensuring the business. To the financing of construction contracts are used the own and mostly foreign sources. The procurement is linked with using subsidies from the European Union. In the theoretical part of this thesis there are described the basic concepts relating to public contracts pursuant to Act No. 137/2006 Sb. and financing, both in terms of suppliers and contracting authorities and the actual course of implementation. The practical part deals with the financing of specific public construction contract.

The aim of this bachelor thesis is the description of subdelivery management in a construction company. The work is focused on a given problem from the perspective of the contracting authority, as well as from the perspective of the subcontractor himself. The text is divided to two parts. The theoretical part explains the given terminology, while the practical part represents a specific construction company and describes various systems used for subdelivery management of the given company. Part of the work is dedicated to the analysis of subdelivery management in a previously delivered contract, followed by my own delivery companies management procedure.

This part of the thesis describes the filling of a particular construction order. The last part is the evaluation of the construction company’s current system and the system’s eventual improvement.
Contract Management Process in Stavcent, JSC

The thesis is inquiring into the theory of construction contract management process. The current contract procedure is demonstrated on real life example of the Joint-stock construction company Stavcent. The aim of the thesis is to explore the procedure implemented during contract management process followed by proposal of possible innovations in this area. The research is as usual divided into theoretical and practical part. The theoretical part introduces the selected topic. The practical part presents the Stavcent, JSC at first, followed by description of single phases of the construction contract; beginning with record keeping, preparation of the offer, budget, timetable, selection and evaluation of suppliers and subcontractors, inventory administration and finally invoicing. The conclusion of the practical part is devoted to possible future innovations in contract management.

Commercial and production information system of construction company

Setting up commercial production processes for the implementation of the contract in order to compare the real cost of such feedback on the creation of new quotes, to competitions with the system design cycle for the company. Making offers medium-sized companies engaged in construction works. Calculation of prices of construction work carried out in various ways for their implementation and impact on the cost factors in the implementation. Further back control procedures and evaluation of the contract. Establishing procedures for the handling of tenders, including a computer model for the evaluation carried out orders. Comparison of the calculated costs and actual costs should also serve to assess the performance of each specific production units. Monitoring specifically selected structures and comparing the facts with the theoretical assumptions before work and possible alternative implementation. The aim of this work is to set a permanent system of finding cost of the work and create a proposal for making use of fixed prices for the purpose of processing new quotation. Benefit their own construction equipment as compared to the possible use of engineering methods, the sub-contractors. All this should help increase the competitiveness of the company.
