Assessment of the Impact of Planning on Land Prices in a Selected Location in Přerov

The task of the thesis is to assess the impact of spatial planning on land prices in the selected location in Prerov. The work is divided into two parts. The theoretical part deals with legal aspects of the spatial planning and a description of the selected site. The practical part will deal with the analysis of the evolution of land prices in the selected location. The assessment will take place in recognition of one of the selected estate in the area at all stages of urban planning. Land will be valued as agricultural, agricultural determined for building up with the landscape plan, building plot - not build on and bulding plot build-up with the building.
Evaluation of the Impact of Town and Country Planning on the Land Prices in Brno

This thesis deals with evaluation of the impact of town and country planning on the administrative land price and the market land price in cadastral area Medlánky in the corporate town of Brno. By a case study it is simulated that the selected plot is an agricultural land, a land designated for building-up according to ground plan and finally a building land. The land prices are determined by the applicable valuation rules and by market price at each step. The influence of land networking on the final land price is solved as a part of this thesis. Based on the obtained results it is evaluated, how the various stages of planning affect the price of land and what is the difference due.
Evaluation of the Impact of Town and Country Planning on the Land Prices in the Town of Brno

The task of this thesis is to assess the impact of down and country planning on the price of land in Brno in the form of case studies. The study will be compiled from publicly available information, primarily from the laws of the Czech Republic and data on land prices, which were obtained using real estate sites. The thesis is divided into two parts. The theoretical part is mainly concerned with the description of the selected sites, legal aspects of planning and clarifying the basic concepts associated with planning. The second part of this thesis compares the impact of planning documentation for the development of land prices.

In Czech towns and cities, public space has become a widely discussed topic, with growing social demand for high-quality public spaces. In spite of this, we still often see public spaces – both new and created by transformation of existing ones – that do not fulfil their purpose and lack sufficient quality, despite significant spending. Yet the successful functioning of a public space is the main indicator of its quality. Today, leading world theoreticians agree that public spaces need to be adapted to people visiting them, and should provide room for social activities.

The marketing conception of the municipality development

In the thesis is described the municipal system in the Czech republic, the territorial development on the municipal level, the disparity of particular authorities, the municipal development opportunities, the creation and usage of municipal budget and possibilities of municipal development. Further in theoretical part is described the municipal marketing and analysis used in the practical part. The purpose of the thesis is to find out the current state of the town Pribor using marketing analysis, to discuss its strengths and weaknesses and to define threats and opportunities in the near future as well. Based on the results will be suggested possible solutions for further development of the town.
Land management for development project

Topic of this bachelor thesis is preparation of land for a development project. The thesis consists of two parts. The theoretical part gives on overview of processes necessary for initiation, preparation and implementation of the development project. Namely these are the idea of construction, issues related to spatial planning, different phases of the development project, funding of the development project, ensuring the legal ownership of the land and setting the utilities. The practical part describes the difference between two development projects of land preparation for construction of houses, one initiated and managed by a local authority and the second of uncontrolled construction on property of a real estate owner.

The methodology of identification composed landscapes presents procedures, which are used to identify traces and signs of intentional creation of space according landscape architectural principles in today's cultural landscape . Landscape composition is still often involved in the organization of space, its identity and characteristics of the landscape, but ignorance of their composition and integrity leads to the disruption and damage caused by rough spatial development.
