Financing of the Ivestment Project in the Company Nyklíček a spol. s.r.o. and its Evaluation

This diploma thesis deals with evaluation of the investment plan of the company Nyklíček a spol. s.r.o., namely the acquisition of new machinery, and aims at identifying the most advantageous way of financing this investment. The work is divided into three parts. The first part deals with the basic concepts of financing and investment, the second part contains presentation of the company and analysis of its current situation, the third part proposes how to finance the investment plan, including the evaluation of the economic efficiency of the investment.

The Draft of the Corporate Financial Plan

The diploma thesis is focused on the draft corporate financial plan proposal. The first part of the thesis includes the theoretical background to financial plan issues. The second part consists of the presentation of the company and of its contemporary state´s and its business environment´s analysis. After that the financial plan for the years 2016- 2019 is proposed in optimistic and pesimistic variant, with its evaluation in the end.

Economic Analysis of Selected Areas determined for Building in the Municipality

This thesis aims to create a tool for evaluation of suitability to invest into a preparation of a specific area for family houses construction. This investment includes costs for land buy-outs as well as costs for public and technical infrastructures. The theoretical part of this thesis begins with types and properties of investment projects, lify cycle of a project and its financial sources. Following chapter concentrates on description of multicriteria analysis that is used for decision making process of an investing company. Its advantage is that it includes into its computation also non-economic parameters. Based on this multicriteria analysis a case study for chosen areas suitable for houses was conducted. The case study shows economic efficiency evaluation of an investment into chosen areas suitable for houses and includes suggestions of other parameters that could be added into the analysis.

Cost Optimization of Investment Plan

This diploma’s thesis deals with a cost optimization of the concrete investment plan, which is a public procurement called Hospital in Hodonín reconstruction. In the theoretical part of the thesis there is information about construction (investment) project, about its organization and legislation focused on contract for work. The practical part contains cost optimization of concrete project. In the end the final evaluation of the procurement for competitive tendering and the confrontation with other contenders’ procurements are made.

The Master thesis contents a propsal and evaluation of an investment project. The master thesis is divided into a theoretical and a practical part. The theoretical part describes the investment project together with an investment plan. The investment plan is further developed in more details and deals with a market analysis, a marketing plan, a size and a location of a company, its human resources, an operating plan, a financial plan, a financial analysis and above all with methods of assessment of investment projects. The practical part focues on a specific investment project proposal and its subsequent evaluation. The proposal offers a marketing research with a financial plan and financial analysis. The assessment of the project is carried out by using different methods of assessment of investment projects.

Evaluation of Investment Plan

The thesis deals with the evaluation of the investment plan of the production company Gama. It is the purchase of new production facilities to increase production. In the theoretical and methodological part there is the issue of investment projects and their assessment methods, sources of funding and build cash flow generally described. The aim of this work is to evaluate the effectiveness of the acquisition of new production equipment mainly using net present value, internal rate of return and other methods. In order to apply the methods it was necessary to calculate the planned cash flow from the project in the prediction of seven years. In the practical part there is a comparison of financing methods -- both private and through the use of debt capital (bank loans and finance lease). At the end of the thesis there is provided summary of findings jointly with concise recommendations for the company Gama.

The aim of this study was to evaluate the effectiveness of selected investment project to assess the impact of the project on the profitability and financial stability podniku.Diplomová work deals with the specific investment objective, which is the purchase of machinery. Based on the financial analysis is to assess the situation. This is done with the help of indicators of profitability, activity, leverage and liquidity. Then, the paper deals with clarifying the cash flows selected machinery, which are capital expenditures, income and expenses arising from the investment. Furthermore, there is a proper evaluation of the investment project. In conclusion, the assessed risk of the project.

Sestavení investičního portfolia drobného individuálního investora

The goal of the thesis is to point out the necessity of the financial and investment planning, to describe and explain the basic rules and principles of the financial and investment planning and then create an investment portfolio of an individual investor. The thesis is divided into four main chapters, I start with a shorter chapter about inflation. Next chapter is dedicated to the entire process of financial planning. From the analysis, through a financial plan to the implementation and revision of the plan. Managing our finances we should follow mentioned rules and principles. The most relevant part of the financial plan is investment plan. So next chapter is dedicated to the investment planning. I make clear the basics of investment theory here. The last chapter is practical, it is the example of creating an investment portfolio of an individual investor.
