Residential real estate market during the financial crisis : empirical evidence from the CEE region

1 Abstract This thesis investigates the housing price determinants and possibilities of housing price bubbles in the residential real estate markets of Central and Eastern Europe before and during the economic crisis of 2007-2009. Using data from international institutions, national central banks and national statistical offices three quantitative methods are applied. Price-to-income ratios suggest housing price bubbles that were eliminated during the crisis in three out of five countries covered. Second approach of simple panel data models sheds additional light on housing price bubbles and indicates GDP growth, unemployment and average real wage as the main determinants of housing prices in the region. First indication of severe housing price persistence in CEE is demonstrated by the results of the models as well. More reliable results for housing price determinants are obtained from variance decomposition and impulse response functions of vector autoregression models. Each country is modeled separately and substantial differences exist between the countries. Poland is the only country that does not exhibit housing price persistence and dynamics in Austria are less volatile as compared to the new EU members in the sample. Spanish Real Estate Market Analysis

At the beginning of 2000-ies the real estate market of residential property in Spain considered to be one the most popular and fast-growing real estate market in Europe, which attracted a great number of investment into the country and thus contributed greatly to the development of the national economy of Spain. However, because of the economic crisis in the country, residential real estate market collapsed significantly. At the present time, the Spanish real estate market of residential property market is recovering from the recession to the pre-crisis level as the prices for residential real estate property has started increasing due to the high demand for it. All this factors positively affect the national economy of Spain. In order to obtain the major aim of the thesis, it is crucial to conduct a retrospective overview of the residential real estate market of Spain before the crisis and provide a bene-ficial real estate market analysis of the current situation on the market of residential proper-ty.

This diploma thesis analyses the real property market of the micro region Boskovicko and deals with the valuation of selected real property. The theoretical part contains the definition of basic economic context and the specifics of the real property market that represents the fundamental basis of the current approach to real property markets. The review of valuation methods follows. The practical part draws on theory and deals with the real property market analysis with regard to the specifics of the area. It does include valuation of real property using methods, which were selected as most suitable for a particular purpose. Finally, it summarizes the objectives mentioned in the introduction.
The development of residential properties construction in Rychnov nad Kněžnou

In this diploma thesis the main task is to clarify the development of residential properties in city of Rychnov nad Kněžnou. The thesis deals with this city since its foundation to the present day. The work is divided into several chapters of development of construction and each of these periods is represented by a characteristic building. Development of the construction, main traits of a period and the materials used for the construction of residential property are described for each period, including drawings, maps and plans of the city Rychnov nad Kněžnou, which depict the urban composition of the location and placement of selected residential properties used in the thesis. These maps binds analysis of development potential of construction. There is also a photographic documentation of historical development of Rychnov streets and neighborhoods.
Development of Construction of Residential Properties in Tišnov

The Master’s thesis deals with the development of construction of residential properties and housing estate in the locality of Tišnov. The thesis describes the particular historical building periods in Tišnov. In shows the historical development, changing and growing on the town. Some chapters describe the current status of building activities and the possible future development of this area in the residental properties. The main purpose of the thesis is to get the detailed summary of the construction of residental properties in the elected lokality from the very beginning to these days. All results the research are displayed in the overwiew map, the individual period sof building development in the town of Tišnov are distinquish with colors.
Development of Construction of Residential Properties in Brno - Žabovřesky

The main task in this thesis is to clarify the development of residential properties in the locality of Brno – žabovřesky. Diploma thesis is focusing on history of this locality until present. In the thesis is described in detail survey of the significant residential buidings, historically protected villas, construction of residential complex, thus the whole constructions and their development, transformations or expansion. The work is divided into few construction periods, while the biggest and the highest quality development was during the First Republic. Components of thesis are created maps of area, which describe urban pattern of locality and emplacement some residential objects. These maps are linked by analysis of development opportunities in construction, structural built-up urban area, however it must be said, that locality, from the aspect of other possible constructions is already largely in finish.
Development of the Construction of Residential Properties at the Brno - Stránice Locality

This thesis describes the construction development of residential real estate in the area of Brno - Stranice. It considers not only the description of the location and its history but also it describes the development of construction of the residential real estate in individual periods of time when the main attention is given to the period of the First Republic, in which the greatest construction development took place. Furthermore, this work describes the significant architectonic building works as well as the current construction and development of this location in the future. The main purpose of this thesis is to summarize the progress of the residential real estate construction in the location of Brno – Stranice since the beginning of the construction in the nineties of 19th century till present, when the construction is almost completed.
Sales system of residential project „Vitkovka“

The aim of thesis is to propose a sales system of new preparing residential project "Vítkovka" and assess its feasibility. The theoretical part defines the use of methodological apparatus, describe general characteristics of development activities, its history and ongoing processes on residential development. The analytic part focuses on description of the project and its surroundings, elementary business plan, competitive analysis, SWOT analysis and designing a sales system of development project. The conclusion summarizes the findings and makes recommendations whether to implement the project and which system of sales unit to use.
Marketing research and usability analysis of "Nitra - Šindolka" land for company K CERO

This bachelor thesis is dedicated to the initial phase of real estate development. Specifically, the pre-design phase of project preparation, of which pays attention to the first two components. The components are intention of real estate development and marketing research, processed for the land belonging to the firm K CERO. This land is located in the provincial city of Nitra, Slovakia. In the first part of the work, the environment analysis for K CERO is carried out. Thereafter, the data detected are used in the SWOT analysis, which allowed the strategic decision in choosing the intention of using the land. Then, the individual projects are evaluated in terms of return and subsequently the one that appears to be preferable is chosen. Finally, the steps towards its realization are recommended.
