Analysis of yields for income approach to property valuation in the Czech Republic

My diploma thesis deals with the analysis of yields which are used for finding out the value of the estate by the income approach. In the theoretical part there is the description of the particular approach of the estate valuation and the definition of the basic points going together with the real estate market. There is even the comparison of the methods used in the valuation of the estate with the methods used in the valuation of the business. The practical part deals with the yield analysis, its relationship with another macroeconomic quantity. This work is focused on the development of the yields through the real estate market segments, too.
The Analysis of the Czech mortgage market from the 90s to the present focused on comparison of housing financing options

The bachelor's thesis deals with the problematic of profitability of one's own housing. More precisely, it compares the purpose credit products e.g. mortgage and building society with paying rent. The research of literature, comparison and analysis were used as a methodologic basement of the thesis. Using all the gathered information and model calculations, I came to conclusion that the best and most profitable option of financing one's own housing is a mortgage. The future benefit provided by this work is the detailed introduction of all individual possibilities of financing the housing including the current tariffs.
Real Estate property valuation with respect to funding by mortgage and comparison to the option of rent

This thesis is focused on theoretical basis and practical use in the field of realty valuation with respect to changes that came in connection with entering of new civil code into efficacy. Valuation is done by several market modes and comparison of these brings valuation with lowest level of preoccupation. Further aim of this thesis is to compare the possibility of rent and purchase by mortgage financing to evaluate profitability.
Application of the Artificial Intelligence in the Real Estate Valuation

The main purpose of this study is to develop a predictive model capable to forecast residential real estate prices in the city of Prague using Artificial Intelligence methods. The first part of this study discusses fundamentals of Artificial Neural Networks and Fuzzy Inference Systems in the context of real estate valuation. The second part demonstrates a development and testing of such models using a dataset of real estate market transactions. In the third part, results are compared to Multiple Regression and an explanatory power of each model is evaluated. Conclusions of this research are: (1) Artificial Neural Networks and Fuzzy Inference Systems give more accurate estimates of market values of residential real estates than Multiple Regression; (2) Artificial Neural Networks and Fuzzy Inference Systems represent an efficient way of modeling and analyzing residential real estate prices in Prague.
Changes in legislation affecting property valuation

The aim of this thesis is to identify changes in the legislation, specifically the Act no. 151/1997 Coll., property valuation, valuation regulations and the new Civil Code no. 89/2012 Coll. Next it is about changes related to taxes which are associated with real estate. The subject of the literature researche is to explain concepts, historical development of valuation rules, the new Civil Code in relation to immovable things Land value tax and tax on transfer of immovable property. In my work are examples of valuation of a family house, according to the selected ordinances which caused the price differentiation.
The collateral value of real estates

The aim of this thesis is to define "the collateral value", and also to define the principles that must be observed when is the collateral value determined. All the principles for establishing the collateral value are applied to the valuation of concrete real estate in the Czech Republic. This thesis also seeks to highlight the potential risks that may affect the correct determination of collateral value.
Theory of real estate appraisal and appraisal of a detached house.

The main objektive of the present bachelor thesis is to compare the values of the detached dwelling. Two evaluation methods were used, the administrative method and the market one. Thesis consists of two parts, theoretical and practical. The first, theoretical part explains several basic concepts for comprehension of the subsequent second part. Practical part focuses on the evaluation of the particular object, a detached dwelling by means of the aforementioned methods. Thereafter, conclusion concerns the comparison of both methods and a concise summary of the work.
Theory of real estate appraisal + appraisal of a particular set of buildings with a lot

The aim of this bachelor thesis is to define the basic concepts of the real estate appraisal and subsequent appraisal of the chosen real estate. The thesis is divided into a theoretical and a practical part. The theoretical part commences with a description of fundamental concepts of real estate appraisal. Then, valuation methods are presented which are used for real estate appraisal. Specialist activity of experts and surveyors is described at the end of this section. The practical part of the bachelor thesis is based on appraisal of a particular set of buildings with a lot by force of administrative cost method. In conclusion, results of the expert opinion and benefits from the development of the thesis are summarized.
