Tato práce je zaměřena na teoretická východiska i praktická využití v oblasti oceňování nemovitostí, se zřetelem na změny, ke kterým došlo v souvislosti s nástupem nového občanského zákoníku v účinnost. Ocenění je proveden několika tržními způsoby a jejich výsledek přináší ohodnocení s co nejnižší mírou zaujetí. Dále je cílem této práce srovnat možnost pronájmu nemovitosti s jejím nákupem pomocí financování hypotékou a porovnání výhodnosti obou variant. This thesis is focused on theoretical basis and practical use in the field of realty valuation with respect to changes that came in connection with entering of new civil code into efficacy. Valuation is done by several market modes and comparison of these brings valuation with lowest level of preoccupation. Further aim of this thesis is to compare the possibility of rent and purchase by mortgage financing to evaluate profitability.
