Assessment of the Impact of Spatial Planning on Land Prices in Hranice na Moravě

The diploma thesis deals with spatial planning and its impact on market value of land in Hranice na Moravě. The thesis is divided into two parts. The theoretical part defines fundamental terms related to land valuation and spatial planning, which are crucial for understanding this field of study. The practical part focuses on valuation of selected plots in three levels of spatial planning documentation. The valuation is based on analysis of real estate market in Hranice na Moravě, which consists of a database of comparable properties. The method of direct comparison was used for determination of market value. The last part of the thesis summarizes the results and evaluates the impact zone planning makes on market value of the land.
Importance and development of village settlements in the Czech Republic

The diploma thesis deals with village settlements in the Czech Republic. First, the term village and other related terms are defined. The village is perceived from the point of view of legislation and spatial planning. The introductory part also includes a description of the historical development and structure of the villages and mentions folk architecture. The main part of the work is focused on the current state of Czech villages. There is a general analysis covering areas such as public space, public amenities, green, transport, monuments, or new development. The analysis was applied to villages located in the administrative district of the municipality with extended powers of Kroměříž and to the municipality of Rataje. Based on the findings, it evaluates villages and outlines the possibilities for their future development.
The Decentralisation of the Urban Planning Process Demonstrated on Example of the Agglomeration of Brno

This thesis focuses on the determination of main changes in the urban planning process to allow for a better and more effective urban design. It applies the work of the Austrian School of Economics on urban planning and regulations. It critically reviews current system of urban planning, it's hierarchy, decision-making process, the role of public, and the role of private ownership and investment. It aims to offer a solution for an improvement in various fields of urban development. Results of this work are applied on an example of the agglomeration of Brno.
Urban study of development area Vítkovice - Moravská Ostrava

'The inspiration behind this project is the new urbanist idea which combines residential development with green spaces for leisure and sport as well as mixed use commercial areas and storage. The layout of the area is a grid formed by 100m squared plots with residential houses with personal yards. These plots are grouped as complexes and between each complex is a communal green space. On the outside of the inner grid, there are mixed use apartment buildings and a high commercial floor. The square is dominated by a smaller multi-purpose building with a fluid outside space in which community events can be organized. Diagonally connected to the square is a park with a playground and an area with patio seating in addition to three villa houses. The park leads to the river embankment, into which tiered seating will be created. Around the hotel, there is another park with a multi-generational playground. In the northern part is located hotel renovated from the original industrial buildings with added ground floor restaurant area. Around hotel there is a park with green space and multi-generational playground. The terrace houses are located in the northeastern part of the complex and feature an attractive riverside view. Row houses line the the main road and are buffered from street noise by a line of trees. Typology and placement of other, separate houses is inspired by colonies of worker-houses eg. Baťa houses in Zlín. In between each ground these is no fence and are only separated a slight depression in the green.
Assessment of the Impact of Planning on Land Prices

The aim of this thesis is to assess and interpret the impact of spatial planning on the prices of selected plots in Napajedla and Otrokovice. In order to achieve this goal, the appropriate sites were selected and simulated to be located both in non-construction areas and in built-up areas according to different levels of spatial planning. The plots were considered as agricultural land for construction and construction. The valuation was made using the price determined by means of a valuation decree and also the price usual by direct comparison. Prices of compared land were obtained from realized purchase contracts from the real estate cadastre and from offers from real estate servers. In conclusion, the results in both cities will be compared and the factors influencing the results will be evaluated.
Comprehensive urbanistic analysis of Obchodná Street in Bratislava with a theoretical vision of the development potential

This thesis aims to create a complex urban analysis of the Obchodna street in the Bratislava city centre. It aims to identify the key problems and provide a conceptual solution for them as well. It focuses on general background analysis and planning documentation, as well as an analysis of the public space. A combination of distant and field research was used to gather the necessary data. All gathered data was subsequently processed and evaluated. Key problems and their solutions were defined on the basis of SWOT analysis. These solutions consist mostly of minor and easy changes, which can help to improve the public space in Obchodna and fulfil its potential.
Comprehensive urban analysis of selected public space

This bachelor thesis deals with spatial planning and public spaces. The first part is focused on the historical development of the town of Hodonín and general spatial planning. The spatial planning problematics are defined by the Act of 183/2006 Coll., on the town and country planning and building code (Building Act). In the next part, the work deals with the basic public space terminology and describes its types and elements determining its quality. The practical part of this thesis is dedicated to the functional and spatial analysis of the selected public space in the town of Hodonín, and its planning documentation. From the analysis performed, the strengths and weaknesses of this public space are defined.
Urban planning as viewed from the perspective of the law

This thesis focuses on the relationship between law and urbanism, in particular the ways in which law influences urbanism and the form of public spaces. Urbanism, in the context of this thesis, is understood to be both a scientific discipline that examines the realities of the contemporary and historical city and the technical discipline of the planning of public spaces. In the first chapter of the thesis, the author attempts to define urban studies and urbanism, and through a historical excursion outline their development and the effect of past trends in current urban development. The first chapter thus introduces the social sciences context and basic concepts and includes the analysis of the legal concept of public space ("veřejné prostranství"), to which the thesis refers in subsequent chapters. Then, the thesis maps the legal anchoring of public space, especially in terms of its planning. First of all, it describes the broader system of Czech construction law, , its common theses with environmental law and legal norms which influence the form of the city, such as municipal building regulations and municipal ordinances. Temporální vývoj záborů zemědělské půdy ve vybraném území a jeho dopady na krajinu

The presented diploma thesis is devoted to the subject of the grabbing of agricultural land for the new construction of a bypass road in the village called Čebín. In the literature review are defined the basic terms and sources of the legal regulation of land grabbing and protection. The focus of the work lies in the analysis of the grabbing of agricultural land for the construction of the Čebín road bypass and its impact on the landscape and biodiversity. In the practical part will be addressed the route of the Čebín road bypass. The data provided by the Administration and maintenance of roads in the South Moravian Region were used in the work. According to the developed results, a comparsion of the creditworthiness of the agricultural land. Furthermore, the road bypass will be evaluated especially from the point of view of the temporal development of land grabbing and its impact on the landscape and the environment. The work is based on spatial plans and transport infrastructure plans. The conclusion of the work brings suggestions de lege ferenda.
Vliv rezidenční suburbanizace na rozvoj obce – případová studie Nový Šaldorf-Sedlešovice

The bachelor thesis deals with the impact of residential suburbanization on the development of the municipality Nový Šaldorf-Sedlešovice. The theoretical part is devoted to the definition of the process of suburbanization and differentiation of types of this phenomenon. Furthermore, it focuses on historical and contemporary approaches to the definition of suburban zones, factors of suburbanisation, actors of the process, as well as general impacts. The theoretical part also includes the definition of legislative instruments to regulate suburbanization in the Czech Republic. Last but not least, it evaluates the development of residential suburbanization in the Czech Republic and in selected foreign countries. The practical part consists of own research on the basis of analysis from publicly available data from the Czech statistical office, currently valid municipal master plan, data from the Czech Office of Surveying and Cadastre and map portals Mapy.cz and GIS ORP Znojmo. The qualitative research was carried out through semi-structured interviews with actors involved in the life of the village. Based on the results of the research, the most significant problems with the process of residential suburbanization in the territory of the municipality of Nový Šaldorf-Sedlešovice were identified. Adequate recommendations for the mitigation of the impacts of the process were drawn up, which are applicable to the municipality.
