The bachelor's thesis addresses the issue of financing development projects. The first part of this thesis defines the basic concepts necessary for understanding the general issues of project financing. Furthermore, an analysis of the current state of the real estate market is conducted. The key part of this thesis is the design section, where all the knowledge gained during the writing of this thesis is applied to a specific model development project.

The bachelor thesis deals with the issue of financing development projects. In the first part of the thesis I present the theoretical background, the definition of basic concepts related to development activities and the possibilities of economic evaluation of projects. I also describe the development process as a comprehensive chain of business plans for construction and subsequent sale or lease of real estate. Subsequently, I analyze the current state of the real estate market and the development of development projects. In the last part I apply theoretical knowledge to the financing of a specific development project and assess the results of two financing structures of the project.
Selection of Suitable Alternative of Financing of a Developer Project

The goal of this thesis is to propose a suitable alternative of financing of a developer project. The thesis is divided into a theoretical - methodological part and a practical part. The theoretical/methodological part deals with the issue of developer project structuring and individual forms of financing, including the main products and procedures. The practical part is based on a comparison of individual alternatives of financing of the project in question. The author attempted to analyse the financial structure of the project and he applied financial instruments of project financing and, consequently, selected the most suitable alternative. The thesis concludes by stating the benefits that result from the outcomes of the presented proposal.

The thesis discusses the theme “Financing development projects”. The first part deals with theoretical terms related to the issue. It also describes the process of activities related to the developer’s business. The second part is focused on a specific development project - Jundrovská administrative building, where the whole process of financing with own developer’s resources is explained and described. The third part is focused on proposal of other financing alternatives. This part specifies a bank loan as another possible form of financing a development project. The conclusion evaluates diversity of the development project process depending on the form of financing.

This bachelor thesis deals with the financing of a specific housing development project in Šlapanice near Brno, the constuction of which is to begin in the spring of 2021. The work is based on current developments in the real estate market, which was affected by the coronavirus epidemic and considers two possibilities of future market development. The first option assumes a return to the normal situation, while the second option envisages a decline in interest in new buildings and a gradual reduction in sales prices in the coming years. The main goal of the work is to design the course of financing in these situations and evaluate the impact on the economic efficiency of the project. The risk analysis and the method of calculating the net present value will significantly serve this purpose. The output is draft recommendations for the real estate developer, according to which he can proceed in further analysis of the situation and decision-making on project construction. For an unbiased reader, the work will serve as a comprehensive insight into the issue of development projects, enriched by solving a non-standard market situation in current events.
