Analysis of an investment project concerning an administration building

The master´s thesis deals with analysis of the investment project insert investment in administrativ building for owner. Based on the decision whether it is appropriate to sell or lease the property, either in an existing state, or reconstructed. I describe the methodologies calculations methodologies and necessary concepts for their understanding of the concepts in the theoretical part. The practical part I can divide into administrative, market valuation methodology, the resulting values and use of the outputs in the analysis of real estate.
Impact Analysis of Location on the Market Value of Housing Units in Selected Locations

The thesis focuses on the comparison of selected methods for valuated property type apartment. Valuating apartments are located in areas Decin, Ústí nad Labem and Most. The theoretical part focuses on the definition of basic terms, a description of the valuation methods associated with this dissertation and description of locations for the sites in terms of historical, cultural, social and economic. The practical part was to prepare drawings of assessed residential units and subsequent determination of prices of selected valuation methods – comparative method price by 2014 and 2015, by direct comparison and revenue method. In conclusion, the comparison of prices, according to the valuation method sused.
Influence of Reconstruction Short Life Structural Members on Estate Price

The master´s thesis deals with the influence of short-term reconstruction on the p rice of real estate. There are discussed the basic concepts, which are necessary for understanding problems, and commonly used methods for valuing property according to the purpose of valuation in the theoretical part. There are analysed these methods for particular house in the practical part – method of valuation, comparative public notice, revenues method, comparative non-promulgation method. They are investigated due to the influence of imitated reconstruction. In conclusion the influences of reconstruction methods are compared each other.
Analysis of the Impact of Construction Modifications on the Standard Price of Selected Detached Houses in Rožnov pod Radhoštěm

The target of this theses entitled „Analysis od the impact of construction modifications on the standard price of selected detached houses in Rožnov pod Radhoštěm“ is assess what extent is the standart price of selected detached houses influence by construction modifications made . The next task is to describe the necessary valuation of real estate. The practical part deals ascertainment the loading price of five different types of houses according to the currently valid legislation No. 151/1997 Coll., including outdoors modification and subsidiary buildings approximating to family houses. The findings are also prices of houses made comparative method calculated in accordance with a regulation by direct comparison , which was created database of real estate. Land forming a single functional units with family homes which were valued using valuation regulations and Naegeliho class position. At the end of this thesis the comparison of the identified unit prices depending on your reconstructions.
Insurance fraud in the real estate market

This thesis deals with the problem of insurance fraud in the Czech Republic, focusing on insurance fraud in the real estate market. The work is divided into three parts. The first part involves a definition of the basic concepts of terminology used in the field of insurance, insurance fraud legislation as well as division, causes and investigation of insurance fraud. The second part deals with a statistical comparison and analysis of data within the insurance market, with a focus on individual regions of the Czech Republic and the identification of indicators of insurance fraud in these regions. The third part comprises deals with the calculation of indemnity during the claim settlement and the issue of insurance fraud in the real estate market.
Impact of Non-Residential Spaces in a Property on its Total Price in Olomouc

The master´s thesis deals with the influence of non-residential spaces of medical attendance on the price of real estate. There are discussed some basic concepts, which are necessary for understanding, and commonly used methods for valuing property according to the purpose of valuation in the theoretical part. There are analysed these methods for particular houses in the practical part – method of valuation, comparative public notice, revenues method, annuity bond. There is investigated the role of non-residential spaces in these methods. The influence of non-residential space on price of real estate is compared by each method in conclusion.
Stress fractures in endurance runners and their causes

Title: Stress fractures in endurance runners and their causes Objectives: The objective of this bachelor thesis is to identify possible corelation between stress fractures of Czech female endurance runners and their menstrual cycle irregularities, changes in training intensity, reduced energetic intake as well as changes in body regeneration. Methods: Qualitative research was carried out using the survey method with means of non-standardised, anonymous questionnaire. The results were further processed and evaluated using MS Word and MS Excel applications. Results: The results of the research led to the conclusion that a corelation can be detected between stress fractures of female endurance runners and their menstrual cycle irregularities, changes in training intensity, reduced energetic intake and impaired regeneration. The highest degree of co- occurrence was observed with increased training intensity. The next most common connection to stress fractures was found with menstrual cycle irregularities, followed by changes in body regenerations and decreased energy intake. Title: Case Report of Physiotherapy Treatment of a Patient Diagnosed with the Fracture of the Distal Tibia. Objectives: The aim of my bachelor thesis was to study and summarize the knowledge about the fracture of the distal tibia and subsequent state after osteosynthesis. Then to apply this knowledge in practice when working with the patients with this diagnosis. Finally, the aim was to work out the case report of the particular patient. Methods: The general part of the bachelor thesis is focused on the general anatomy, kinesiology, biomechanics and traumatology. Further, there is also mentioned the knowledge about the examination by a physiotherapist, the treatment of this diagnosis and possible subsequent post-operative care. The thesis also summarizes the complications that can occur during or after the treatment. The special part of the bachelor thesis is focused on the case report of the patient after the fracture of the distal tibia which was treated by osteosynthesis. I worked with the patient during my practical training in the Locomotor System Treatment Centre in Prague Vyso any, in the period from 22 January, 2016 till 12 February, 2016.
