Methods of Residental Real Estate Valuation in Austria

This thesis deals with residential real estate market in the Austria and its development. The theoretical part defines the basic concepts of valuation, such as flat, family house, usual price, valuation legislation, expert opinion and summary methods of residential property valuation in Austria. The other part is targeted of the property market. The practical part deals with valuation of real estates in selected ways. In thesis attachment is processed an exemplar of the evalution report for a flat according to the standards and the methodologies used to by the evaluation in the Austria.
Fuzzy Logic in Price Assessment in Real Estate Business

Abstract The following thesis discusses the problems of apprising methods of real estate with regard to subjective factor which is inherited in the process by the appricing subject. It discusses methods, evaluations and points out possible disturbing effects and faults which could influence these methods. The example case study shows possibilities in using the power of fuzzy logic, which contributes in a significant way to higher transparency, reproducibility and portability of the whole appricing process. The main goal of the thesis is to introduce the advantages and power of a new evaluation method in the appricing process.
Can macroprudential policies curb house price booms? International evidence

This thesis examines the effectiveness of macroprudential policies on reducing housing price growth in the international database of 56 countries with the use of GMM and fixed effects between 2000 and 2017. The macroprudential index is added to the dynamic panel data model where the housing price index is regressed on housing price determinants as the economic growth or unemployment rate. The analysis is also conducted on the sample of countries with a higher market share of owners with a mortgage as there is a higher opportunity to control the housing market through the credit channel. Nevertheless, results show that we do not have enough evidence to state that macroprudential policies curb house price booms. Contrarily, the effect seems to work in the opposite direction which is probably caused by a reverse causality between the growth of real estate prices and the implementation of macroprudential tools. The debt-to-income restriction is the only tool that decreases housing price growth according to the fixed effects model. Detailed counterfactual analysis of the Czech market proposes only a slight impact of the loan-to-value measure on the apartment price development according to one out of four predictions. 1
Paměť krajiny mikroregionu Ivančicko

The diploma thesis is concerned with the landscape memory of the Ivančicko micro-region. The micro-region is in the South Moravia Region, in the south-west part of the Brno-country district. The micro-region includes three towns and nine villages. Methodologically, the thesis is based on literature reviews for published information, comparative method, semi-standardized interviews, SWOT analysis and own field investigation. In the theoretical part, the fundamental concepts are first defined, followed by a brief description of the whole micro-region, a selection of its monuments, countryside and landscape protection. In the conclusion, the historical development and present-day dominant features of the micro-region are described in brief. It follows from the results that the selected micro-region parts of interest, i.e. the cadastral lands of Ivančice and Kounické Předměstí, do not differ much in their landscape conditions; however, the historical development of these two territories was different. In both of them, the most important effects were brought about by the Industrial Revolution and, later, by socialist economy, the collectivization of agriculture in particular. On the basis of semi-standardized dialogues regarding only the landscape around Ivančice and Oslavany, a total of 32 values were obtained. The results then indicate that the landscape of the micro-region used to be rich in beautiful spots but, by now, most of them have irreversibly changed their appearance or vanished altogether.

Cognition test for testing object permanence in birds and primates

Object permanence is a cognitive ability to mentally represent the existence and the movement of hidden objects. This phenomenon is being developed since birth in six different stages following the development of the sensorimotor intelligence. Not only the humans but also the other animals possess a certain notion of hidden objects and acquire various degrees of this ability depending on their life strategies. This thesis summarizes the research conducted up to the present in the field of the object permanence within the infant developmental psychology, but particularly in the animal world with the emphasis on the taxa where this ability has been most researched, that is in primates and birds. This thesis also recapitulates the types of the cognitive tasks used in the object permanence research and compares the methods of experiments applied to the humans, the primates and the birds. Part of this thesis also involves a phylogenetic reconstruction estimate of the ancestral character status in terms of the object permanence and testing the progress dependance of such character in relation to the selected ecological factors in primates.
Valuation of Hotels

The thesis deals with comparison of selected methods applicable in valuation of hotels. Methods are applied to the valuation of a particular hotel. The hotel is valued by the cost method, comparative methods, income methods and other methods used in the valuation of hotels. The results are compared, any differences are analyzed. Valuation of the hotel is based on financial analysis, strategic analysis, forecast of value drivers and financial plan.
