Commercialization of residential buildings

This thesis deals with the issue of commercialization of residential buildings. The theoretical part introduces the idea of the business cycle and its relation to economic crises. The theoretical part of this thesis also deals with the area of development and related financing and marketing development projects, which is applied subsequently to the practical part for the particular developer's residential project. In addition to the application of this theoretical knowledge is the analysis of a questionnaire survey among residential developers, which is the basis for analyzing the possibility of effective commercialization of residential development projects in the post-crisis period at different stages of the business cycle.

This bachelor's thesis focuses on financing of development projects. The first part presents theoretical basis, basic concepts related to development projects and ways of economic evaluation of those projects. Furthermore, the methods and sources of project financing are presented. This list also includes funding development projects through crowdfunding portals. An analysis of the current state of the development projects and real estate market is performed. The last part deals with a proposal for financing a specific development project and an analysis of the results of two sales scenarios.

This thesis aims to map out specifically and detailed the process of planning and implementation of a development project. Introduction to the problem and definitions of basic concepts is located in the theoretical part. One of the main topics is the real estate market and its development in Slovak Republic. In the practical part is introduced the development project of residential-recreational area Lodenice, its stage, the method of financing and determine the price of residential and commercial units including documentation of preparation for contract management.

This master´s thesis deals with problems of development financing. Part of this thesis is a description of development activity and risks, which it may bring. The thesis is focused on financing and credits provided by banking institution. Analysis of different financing methods of properity purchase confronts their convenience for both development companies and clients. Practical part of this thesis is a proposal of financing of housing and family houses construction in the locality of Nupaky for the company CANABA, wich is focused on cost calculation and cash-flow of the whole project.

Analysis of the impacts of brownfield revitalization from an investor's point of view

The diploma thesis is focused on the analysis of the impacts of the revitalization of Nová Zbrojovka brownfield from the investor's perspective. The theoretical part describes the concepts of investment, project evaluation including life cycle levels. This is followed by a description of economic efficiency and their indicators, namely net present value and internal rate of return. The next chapter deals with project financing, cash flows and risks. The theoretical section also includes an explanation of the concept of developer and brownfield projects. The practical part of the thesis describes Nová Zbrojovka brownfield development project, cash flows and economic efficiency of the project, as well as evaluation of investments beyond the economic interest of the investor.
Financing a Development Project

This thesis focuses on the issues related to the requirements of the financing development projects. In the first part, the basic concepts the area of the development process (developer, development, development process) and also the players, and specification of financial opportunities of these projects. The second part (case study) deals with the specific nature of the residential development project. The aim of the report is describe the pre-development phase of a selected development project in conjunction with the setting of cash flows of the project and any supporting documentation to the application for a bank loan. In conclusion, the thesis explains the specifics of project loans and other useful products, not only banking institutions.
Analysis of the use of marketing tools in the "Nová Zbrojovka" project

The diploma thesis describes the issue of marketing strategy and marketing plan for the set goals of the Nová Zbrojovka development project. The thesis analyzes the effectiveness of the used marketing tools and comes up with proposals for further use of the analyzed marketing tools. Based on the acquired data, a suitable strategy was selected for the development project to achieve marketing goals. The thesis outlines the possibilities of using artificial intelligence in marketing.

This Bachelor thesis focuses on the topic of financing development projects. The work is divided into three parts, theoretical, analysis of the current status and practical. The first part is the theoretical starting points and basic concepts needed to understand the issues. In the second part, an analysis of the current state of the property market and the credit market are made. Afterwards there are analyses of a specific developer project. The third part is the practical part of the work, which shows how a development project can be financed and its own financing proposal created.
