The price of building during the life cycle

The aim of this thesis is to introduce the given topic "Construction cost over the life cycle of the building" and to show the overview of the development of the cost and price data on a specific example. The thesis is mainly focused on the valuation of the building in its phases. The theoretical part includes an elaboration of the life cycles of the building into various stages based on available information and documents, such as the budget of the building, operating expenses and real estate valuation issues.
Operating costs of passive houses

The main topic of this thesis is the comparison of operating costs (energy balance) of a passive house with running costs of a house of an ordinary construction. Total operating costs of those types of construction are determined and the houses are subsequently divided into groups according to their actual consumption and a comparison of the different types of construction is carried out.
Cost optimization of the operational phase of buildings

The thesis discusses the operating costs and the possibilities for their optimization. Specifically, it focuses on one of the greatest possible operating costs and it's heating costs. In the first part of the thesis are defined in general expenses, the price and the production, operating costs, optimization of these costs, life cycle of buildings and technological methods to improve the thermal and technical properties of the object. Finally, the theoretical part describes the terms for calculating the energy performance of the building and the payback period, which evaluates the effectiveness of investments. The practical part is assessed according to specific building energy performance, and especially in terms of its demand for heating. The building is designed for six variants of insulation, which is again judged on their energy performance. Subsequently these measures for better thermal insulating properties of the object assessed according to their cost efficiency and return on investment of individual variants.
Economics operation of Wind Power Plant

The aim of this paper is to acquaint the readers with the types of wind turbines, with principle of their operation, construction design and conditions which have to be implement by the planned project of wind turbine construction before the construction is begun. There are described selected types of power plants from different manufacturers. Theoretical assessment of the adequacy of the power construction on exact place and implementing the selection of a suitable power plant according to economic evaluation method of net present value, internal rate of return and the payback period is also included. In the last part of the thesis, there is made the proposal of connection of the power into distribution system.
Acquisition and operating costs of a selected building

This Diploma Thesis is focused on initial and operating costs. At first we calculated price for all building and for its other parts, which was calculated by program used for budgeting. After that we calculated partial costs which were done only for specific parts of the construction. These parts were changed and due to these changes we were finding out differences in heat losses and initial costs. Than for individual rooms we were defining heat losses. In this rooms, radiators were designed to cover its heat losses. By summarization of all heat gains we find out boiler´s power and this boiler was used in our building. After that we calculated initial costs for heating system includes radiators and boiler. In the end we compared both kinds of heating systems due to one year operating costs. Results were used for defining final heating system which is the most economic efficiential.
Design of a weekend house heating

This master’s thesis deals with design of different variants of heating and warming of hot service water for holiday building (year-round weekend house, made of bricks). After calculations of the design heat load and heat requirement for heating and warming of hot service water for different types of operations the suitable heat sources are chosen. For heat sources the general design of heating is made. In the end the thesis includes economical analysis for each variant in view of investment and operating costs. The most suitable heat source is chosen from the results of analysis.
Controlled dehumidification in summer season

The subject of the diploma thesis is the design and the assessment of two variants of existing HVAC system, that serves the microelectronic laboratory premises of GL Electronic company, which are situated in JIC INMEC center. The aim of the designing process is to find the optimal solution of the problem, which is concerned of excessive air humidity gains in the clean rooms. The first proposed approach is the installation of controlled dehumidification in the form of direct cooling into the yet existing device. The second considered approach is a complete deconstruction of implemented air conditioning unit and subsequent reinstalling of the brand new unit, which would meet all the requirements. Both two variants will be in the beginning outlined in a form of pre-study, selected option will be later on processed as project documentation for construction. The winning solution will be designed in the way that will satisfie the criteria of hygiene, function, and economy. The next section of the text will be dedicated to the research regarding the topic of the physical nature of air humidity, of the transportation of humidity, dehumidification of the space, also. Last but not least, the heat recovery efficiency will be measured (in the form of thermal glycol tubes). The experiment provides evidence of the system's real-time performance.
The offer price of building

The aim of this bachelor thesis is to evaluate the building for which a tender for a contractor. The theoretical part deals with pricing during the life cycle of a construction project. In the practical part I have also given an alternative material solutions specified project documentation and I set the final offer price to the investor. The Offer Price is set to the original specifications, and my proposed alternative solutions.
Influence of Building Environmental Certification on Price Valuation with Respect to the Building Life-Cycle

The aim of this diploma thesis is an analysis and evaluation of environmental certifications influence on rental rates and operating costs of administrative buildings. The analysis is conducted for administrative buildings because these are the most frequently certified buildings in the Czech Republic. To fulfil this defined goal, two office space offer price databases in Prague and Brno are compiled. The first database is consists of office space offer rentals which possess environmental certification. The second database is also compiled of building offer rentals but without environmental certification. Based on these two databases the effect of environmental certification on rental rates using paired t-test is examined. Simultaneously, effective operating costs of buildings located in Brno are analysed, and it is evaluated whether and if so, at what intensity their amount is affected by environmental certifications.
Impact of the company's allocation to optimize its operation using the principles of facility management

A number of partial restructuring measures are offered to optimize business operation to improve its efficiency and performance. The structure inside the company is one of the most important tools for managing its performance and its correct definition, and a proper and meaningful distribution can play a key role in the competitive environment. In many cases, the requirement for optimization of operation will arise from the requirements of facility management, and therefore restructuring measures relating to organizational changes should be implemented with respect to the principles of facility management or should be based on its optimization. This thesis presents the impact of restructuring measures by centralizing of divisions on optimizing its operation with respect to the facility management. The aim of the dissertation is to evaluate the organizational change in the company with several divisions, taking into account the principles of facility management. The result of this thesis are the methodical recommendations during the establishment and evaluation of the division´s centralization in the company. It is based on the findings from the literature review and the real change in the building company.
