The Impact of the Sharing Economy on Residential Prices in Prague
Schwarzová, Lucie ; Hlaváček, Michal (advisor) ; Hanzlík, Petr (referee)
This thesis employs a hedonic regression to measure the impact of Airbnb, the digital platform for short term rentals, on residential prices in Prague. The model is based on the unique transaction dataset of all apartment sales from the first quarter of 2014 to the third quarter of 2018 in Prague. Also, Airbnb listings dataset is used and other datasets containing Prague city data enabling involvement of the property specifications and several neighborhood characteristics influencing the sale price in the model. The main variable of interest included in the regression is Airbnb activity, proxied by the number of Airbnb listings within 300 m of the property at the time of the sale. The results show that a 1% increase in Airbnb activity leads to a 0.0423% increase in sale prices. Moreover, in the city center, the estimated impact is almost twice as high, a 1% increase in Airbnb activity leads to a 0.0816% increase in sale prices. The third hypothesis tested in this thesis shows that the impact of Airbnb has increased in 2017 and 2018. All the estimated results slightly vary, depending on the proxy for Airbnb activity. Nevertheless, estimates in all regressions are statistically significant.
Key Determinants of Net Interest Margin of Banks in the EU and the US
Hanzlík, Petr ; Teplý, Petr (advisor) ; Pečená, Magda (referee)
Key Determinants of Net Interest Margin of Banks in the EU and the US Author: Bc. Petr Hanzl'ık Abstract The thesis considers the impact of short-term interest rate and slope of the yield curve on the net interest margin (NIM) while controlling for other bank specific and country specific factors that may influence the NIM. The analysis is conducted using a unique panel dataset of banks in the EU and United States. Special focus is put on observing differences caused by bank heterogeneity by size, or by bank specialisation, differences arising due to the fact that some countries are considered capital based financial market, while the other as bank based, or differences caused by differing market concentration. Some of the models also use dummy variable indicating the existence of negative interest rate environment in a given country and year. The results show positive but concave relationship of NIM and short-term rate. They also confirm differences caused by institutional factors (bank based vs. capital based) as well as by market concentration. 1
ADAPTACE A INTENZIVNÍ CHOV OKOUNKA PSTRUHOVÉHO (Micropterus salmoides) V POROVNÁNÍ S INTENZIVNÍM CHOVEM CANDÁTA OBECNÉHO (Sander lucioperca)
HANZLÍK, Petr
The object of this thesis is to verify Largemouth bass (Micropterus salmoides) as an alternative species to Pikeperch (Sander lucioperca) for fish farming in RAS (Recirculating Aquaculture Systems). Largemouth bass with its good meat quality is comparable to Pikeperch and with its lower sensitivity to stress related to RAS conditions could expand the number of species used in intensive aquaculture. This experiment was split to two parts. In the first part was documented adaptation of Largemouth fingerlings to RAS conditions and artificial feed. After successful adaptation, the second part was started the main experiment. Only 9-16g form pieces were picked from the fish from the first experiment.) The Fish were divided into four groups: Candát 100%, Okounek pstruhový 100%, Candát mix, Okounek mix in three repetitions to nine tanks with capacity of 600 l. Dimensions of these tanks are 101x100x59,5 cm. Each tank was settled by 700 fish. In mixed groups were 350 of Pikeperch to 350 of Largemouth bass in each tank. Second part of experiment lasted 60 days. During that time different parameters of water quality were monitored. Twice a day oxygen, water temperature and once a day pH, NO2- , NH4- were monitored. Every day feeding dosage and mortality were counted. At the end of the experiment all fish were weighed piece by piece to find out the percentage frequency of each weight category in 1 g step. From each tank after every part of the experiment 33 pc of fish were selected and the biometrics were made. Monitored parameters were TL,SL,W and FC, FCR, SGR were counted. Evaluation of outcome and comparison of researched groups pointed to next findings. Largemouth bass showed a slightly smaller growing ability than Pikeperch in RAS. We have to consider a lower water temperature to the end value 21,5°C in system which was set because of Pikeperch sensitivity to bacterial infection and the optimum water temperature for Largemouth bass to 26°C. The experiment proved a high survival of Largemouth bass in groups Okounek 100% 99,86% survival, Okounek mix 99,81% survival. Pikeperch in groups Candát 100% and Candát mix did not exceed 97% in survival. An interesting finding of this thesis proved a positive influence of Largemouth bass to the growth of pikeperch. The group Candát mix had the best results in all monitored parameters TL,SL,W and FC, FCR, SGR.
Building Societies in Low Interest Rate Environment
Hanzlík, Petr ; Džmuráňová, Hana (advisor) ; Baniar, Matúš (referee)
The aim of this thesis is to analyse the impact of low interest rate environment in the Czech Republic in recent years on the sector of building societies as a specific segment of the financial market. First part of the thesis consists of description of main characteristics of building savings and building societies, e.g. their historical development, with special focus on main types of risk the building societies face. In the second part the impact of changing market interest rate on outstanding volumes of deposits in building societies is analysed. The analysis is conducted through simple time series models estimated by OLS. Final part includes comparison of demand for building savings loans with demand for mortgages as well as consideration of the development of profitability of the sector of building societies in recent years. Choosing an antivirus program
David, Jan ; Pícka, Marek (advisor) ; Hanzlík, Petr (referee)
This bachelor thesis is focused on choosing a free antivirus software for basic internet usage on a personal computer. The first part focuses on the issue of malicious software and is divided into categories based on various viewpoints. In addition, several types of prevention are mentioned. This part also explains the history of antivirus software. The second part contains the actual comparison of five freeware antiviruses. Selection of these five programs is based on a survey. The test consists of five criteria: time of computer deep scan, disc usage, memory usage, user interface and safety rating by AV-Test. These criteria are weighted using Saaty method and the final result is calculated using a weighted sum method.
