Diplomová práce „Srovnání cen rodinného domu ve vybraných lokalitách v okrese Karviná v letech 2016 a 2017“ se zabývá oceněním zvoleného rodinného domu cenou obvyklou a zjištěnou v letech 2016 a 2017 a určením rozdílnosti cen v těchto letech. Rodinný dům je již na začátku fiktivně umístěn do jedné z vybraných lokalit okresu Karviná a následně je ještě umístěn do 3 dalších vybraných lokalit. Cena obvyklá je určena na základě porovnání. Porovnání je provedeno s obdobnými rodinnými domy nabízenými k prodeji v realitních inzercích. Cena zjištěná pro rok 2016 i pro rok 2017 je určená dle oceňovacích předpisů. V teoretické části práce jsou definovány a vysvětleny základní důležité pojmy vztahující se k oceňování a jsou přiblíženy způsoby oceňování. V praktické části práce jsou zpracovány jednotlivé metody ocenění pro rok 2016 a 2017 pro vybraný RD umístěný do vybraných lokalit okresu Karviná, kterými jsou město Orlová, statutární město Havířov, město Bohumín a obec Petrovice u Karviné. Výstupem praktické části práce je porovnání cen obvyklých a zjištěných a jsou vyhodnoceny faktory, kterými se jednotlivé ceny mění. The thesis "Comparison of Family House Prices in Selected Locations in the District of Karviná in 2016 and 2017" deals with the awarding of the selected family house at the usual price established in 2016 and 2017 and the determination of the price difference in these years. The family house is fictitious at the beginning in one of the selected locations of the district of Karviná and is then placed in 3 other selected localities. The usual price is determined by comparison. Comparison is made with similar family homes offered for sale in real estate ads. The price determined for 2016 for the year 2017 is determined according to the valuation regulations. In the theoretical part of the thesis are defined and explained the basic important concepts related to valuation and methods of valuation are approximated. In the practical part of the thesis are elaborated various methods of valuation for the years 2016 and 2017 for chosen RD located in selected locations of Karviná district, namely the town of Orlová, the statutory city of Havířov, the town of Bohumín and the village of Petrovice near Karviná. The output of the practical part of the thesis is a comparison of the prices of the usual and discovered ones and they are evaluated by the factors that make the individual prices change.
