Tato diplomová práce se zabývá problematikou související s rozdílným vlastnictvím pozemku a stavby na něm stojící. V první části jsou popsány příčiny vzniku rozdílného vlastnictví pozemku a stavby, jsou popsány metody řešení této problematiky a přiblíženy metody, jakými lze stavby, které nejsou součástí pozemku, oceňovat. Jsou zde uvedeny také důležité pojmy související s oceňováním nemovitých věcí včetně základních oceňovacích přístupů. V druhé aplikační části je provedena analýza trhu a následně několika metodami oceněna modelová nemovitá věc. V analýze dosažených výsledků je provedeno srovnání výsledků ocenění a jsou okomentovány možné příčiny rozdílnosti těchto výsledků. V závěru jsou výsledky zkoumání slovně vyhodnoceny. This diploma thesis deals with issues related to the different ownership of the land and the building standing on it. In the first part, there are described causes of different ownership of land and buildings, methods of solving this problem, and methods by which buildings that are not part of the land can be appraised. Important terms related to the valuation of immovable property, including essential valuation approaches, are also presented here. In the second part of the application, a market analysis is performed and then a selected real estate is appraised using several methods. In the analysis of the achieved results, a comparison of the valuation results is made and the possible causes of the differences in these results are commented on. At the end, the research results are verbally evaluated.
