Tato diplomová práce řeší posouzení efektivnosti investice do rekonstrukce bytů před prodejem s cílem usnadnit rozhodování pro investory. Analýza zkoumá panelovou soustavu T06B, která je typická pro brněnský bytový fond ze 70. let 20. století. Studie se zaměřuje na vliv provedení rekonstrukce na tržní hodnotu bytu a finanční zhodnocení investice. Práce zkoumá výhodnost investice dle dispozic ve vztahu k lokalitám různých městských částí v Brně. Ke každé možné dispozici je vypracována databáze realizovaných cen. Následně jsou dle porovnání stanoveny obvyklé ceny bytů před a po rekonstrukci. Položkovým rozpočtem jsou vypočítány náklady na rekonstrukci bytu a v závěru práce je provedeno porovnání a analýza výsledků dle jednotlivých lokalit. This master's thesis addresses the assessment of the effectiveness of pre-sale apartment renovation as a means to facilitate decision-making for investors. The analysis focuses on the T06B panel housing system, characteristic of the Brno residential portfolio from the 1970s. The study examines the impact of renovation on the market value of apartments and the financial returns on investment. The research evaluates the viability of investment based on various apartment layouts in relation to different neighborhoods within Brno. A database of realized prices is compiled for each potential layout, and typical pre- and post-renovation apartment prices are determined through comparisons. By utilizing itemized budgeting, the costs of apartment renovation are calculated, followed by a comparison and analysis of the results based on individual locations.
