Tato bakalářská práce se zabývá ekonomickou efektivností developerského projektu, která je hodnocena pomocí analýzy cashflow, konkrétně pak za pomoci diskontované doby návratnosti a čistých peněžních toků. V teoretické části je vysvětlena problematika daného jevu a základní pojmy s ním spojené, dále je zde definován podnikatelský záměr, plánování investice a finanční toky developerského projektu. V druhé části je představen projekt samotný a jsou do něj tyto metody aplikovány. Posledním krokem této bakalářské práce je vyhodnocení získaných dat a zjištění ekonomické efektivnosti. This bachelor thesis critically discusses the economic efficiency of a development project which is evaluated by means of a cash flow analysis, specifically by utilizing discounted payback period and net cash flows. The theoretical part uses research to outline the business plan and the fundamental concepts associated with the economic efficiency, followed by outlining the aims and objectives of the business plan, investment planning, and development project cash flows. The second part of the thesis introduces the actual project proposal and applies the methods discussed in part one. In the last part, this bachelor thesis evaluates the gathered data and determines the level of economic efficiency.
