Obsahem studie je porovnání výše kupních a odhadních cen bytů v roce 2019 a analýza hlavních faktorů vysvětlujících případné rozdíly mezi nimi. Kupní ceny byly získány z evidence Českého úřadu zeměměřičského a katastrálního, odhadní ceny pak ze zdrojů České spořitelny, a.s., která byla zároveň aplikačním garantem projektu. Cílem studie je především pokusit se odpovědět na otázku, jaké byly hlavní faktory v pozadí rozdílů mezi kupními a odhadními cenami bytů v ČR v roce 2019, v jakých segmentech trhu se tyto rozdíly projevovaly nejvíce a jaké by mohly být potenciální důvody těchto rozdílů. The content of the study is a comparison of the purchase and appraisal prices of apartments in 2019 and an analysis of the main factors explaining differences between them. Purchase prices were obtained from the records of the State Administration of Land Surveying and Cadastre, and appraisal values from the mortgage lender - Česká spořitelna, a.s., which was also the application guarantor of the project. The aim of the study is primarily to try to answer the question of what were the main factors behind the differences between the purchase and appraisal prices of flats in the Czech Republic in 2019, in which market segments these differences were most pronounced and what could be the potential reasons for these differences.
