Tato diplomová práce je zaměřena na analýzu vývoje cestovního ruchu a tržních cen nemovitostí s rezidenční funkcí a následně je tento vliv vyhodnocen. Tato práce je zpracována konkrétně pro rodinné domy ve městě Mikulov. Teoretická část se zaměřuje na objasnění základních pojmů a definic v oblasti cestovního ruchu a realitního trhu. Tyto pojmy jsou například: nemovitost, stavba, rodinný dům nebo cestovní ruch. Dále se teoretická část věnuje ceně a hodnotě, podkladům pro ocenění. Dále jsou definovány oceňovací metody a faktory, které ovlivňují cenu nemovitostí. V závěru je popsán cestovní ruch a regresní analýza, která je v práci využita pro zjištění vlivu turistiky na cenu nemovitostí v Mikulově. Následně je popsána problémová situace, ze které je definován řešený problém. Tímto problémem je možnost negativního nebo pozitivního vlivu cestovního ruchu na tržní ceny rezidenčních nemovitostí, konkrétně na rodinné domy. Řešený problém je v práci objasněn a v závěru vyhodnocen. Cílem této diplomové práce je vyhodnocení vlivu turistiky v turisticky významné lokalitě na tržní cenu rodinných domů a následná interpretace zjištěných výsledků, které byly zpracovány podle zvolené metodiky. This diploma thesis is focused on the development and influence of tourism on the market price of real estate with a residential function in Mikulov and then this effect is evaluated. Thesis is processed specifically for detached houses in Mikulov. The theoretical part is focused on clarifying the basic concepts and definitions in the fields tourism and the real estate market. These terms are for example: real estate, building, detached house or tourism. In next part of theoretical part is about price and value, documents for real estate valuation. Next are defined valuation methods and factors, which affect the price of real estate. In the end of theoretical part are describe tourism and regression analysis, which is used to determine the impact of tourism on real estate prices in Mikulov. After the theoretical part, there is a problem situation, which then continues to process this problem. After this part is developed and evaluated influence of tourism on price of real estate with residential function. The aim of this thesis is to evaluate the impact of tourism in a tourist area on the market price of houses and the subsequent interpretation of the results, which were processed according to the chosen methodology.
