Předmětem této diplomové práce je popis vybrané lokality z hlediska výstavby území, dostupnosti občanské vybavenosti, vývoje cen nemovitostí, cenotvorných faktorů a specifik územního plánování. Nezbytnou součástí práce je vytvoření potřebné databáze s uvedením vhodných kritérií a její následné vyhodnocení. Na základě vytvořené databáze je provedeno ocenění vybraných rezidenčních objektů cenou zjištěnou a cenou obvyklou, uvedení dominantních a specifických cenotvorných faktorů. Následně je analyzován trh s důrazem na vývoj v posledních letech. V závěru práce je uvedeno zhodnocení celého tématu a úvahy o tom, proč jsou fakta taková, jaká jsou a možné návrhy řešení. It is necessary to create a database of the properties as a part of the thesis and its evaluation. There is valuation of the residential properties on the basis of the database by the arm’s length price and administrative price with use of significant and specific price-setting factors.
