Diplomová práce se zabývá problematikou regenerace a opětovného využití brownfieldů v návaznosti na trvale udržitelný rozvoj. Cílem práce je podrobná analýza a tvorba návrhu nového využití brownfieldu bývalé Kohnovy cihelny v Brně. Při tvorbě návrhu bude využito metody HABU, která by měla směřovat k jeho nejvyššímu a nejlepšímu možnému využití. Analýza brownfieldu zahrnuje podrobné seznámení s lokalitou, včetně jeho vymezení, zakotveném v územně plánovacích podkladech města Brna. Na podkladě návrhu nového využití budou vytvořeny čtyři investiční varianty projektu obnovy, které od sebe budou navzájem odlišeny časovým horizontem zhodnocení investovaných finančních aktiv, nutných k jejich realizaci. Jednotlivé varianty budou následně podrobně rozebrány. Varianta, dosahující nejvyššího zhodnocení bude doporučena k případné realizaci. The master thesis deals with a problematic of brownfield´s regeneration and reuse in relation to the issue of sustainable development. The aim of the thesis is to analyze and create a proposal for the brownfield´s regeneration in the former Kohn´s brick factory in Brno. The proposal of the regeneration should be based on the analysis of HABU, which leads to the highest and the best possible use of any property. The analysis includes the detailed knowledge about the brownfield´s site and their demarcation in the urban planning documents of the city of Brno. According to the proposal of the brownfield´s regeneration, there will be four investment options. They will be distinguished through their time horizon of the investment valorization. Each investment option will be thoroughly reviewed. Option with the biggest valorization will be recommended for the potential realization
