Sub/urbanizace je jedním ze zásadních faktorů ovlivňující přírodní prostředí. Přesun obyvatel a ekonomických aktivit na předměstí není idylickým procesem, ale často s sebou přináší mnoho obtíží. Dopady na přírodní prostředí jsou mnohdy enormní. Zhoršená kvalita ovzduší a kvalita vody, velký zábor a degradace půd, ovlivnění krajinného rázu apod. jsou jen některé z dopadů urban sprawlu. Mezi další patří homogenizace bioty, fragmentace krajiny, zavlečení nepůvodních druhů, nebo světelné a hlukové znečištění. Tlak je vytvářen na zemědělskou půdu, která je degradována rozsáhlým záborem a zastavěním nepropustnými povrchy. Studie hodnotí zábor půdy podél dálnice D5 areály komerční sub/urbanizace. Dopravní tahy díky výborné dostupnosti jsou místa s největší koncentrací komerčních areálů v současnosti. Studie prokázala, že většina nových budov je stavěna na těch nejúrodnějších půdách, a proto je kladena otázka, jestli je ochrana půd v České republice dostačující. Nepropracované, často i chybějící a nedomyšlené územní plány často situaci ještě zhoršují. Moving population and economic activities to suburb isn't always an idyllic process, but often brings many difficulties. Impacts on the natural environment are often enormous. Degradation of air quality and water quality, soil sealing and soil degradation etc. are just some of the impacts of urban sprawl on the environment. Among others include homogenization of biota, landscape fragmentation, introduction of alien species, or light and noise pollution. Pressure on the agricultural land is made by large appropriation of land and through impervious surfaces. The study evaluates the appropriation of land along the D5 highway with areas of commercial sub/urbanization. Traffic routes through the perfect time availability are the places with the greatest concentration of commercial areas today. The study showed that new commercial areas are built on the most fertile soils. Therefore the question is whether the protection of soils in the Czech Republic is sufficient.
