Tato bakalářská práce se zabývá hypotečními úvěry poskytovanými v České republice, jejich analýzou, efektivností a využitím v současné době. První část se věnuje základnímu teoretickému vymezení hypotečních úvěrů a je doplněna schematickými výpočty. Jsou přiblíženy například proces refinancování, různé typy hypotečních úvěrů, či způsob splácení. Důraz je kladen především na aktuální legislativní vymezení dané tématiky a jejím rozborem. Dále je v práci definována státní podpora a podrobněji rozebrán vývoj úrokových sazeb hypotečních úvěrů v období od roku 2008 do počátku roku 2016. Zmíněn je i vývoj základních makroekonomických sazeb od roku 2010 do současnosti. Závěrečná část se věnuje praktickému využití konsolidace a refinancování. Poukazuje na výhodnost jejich použití pro klienta u osmi různých poskytovatelů, které srovnává především z hlediska poplatkové struktury, úrokových sazeb a výše měsíčních splátek. This bachleor thesis is focusing on mortgage loans provided in the Czech Republic, their analysis, efficiency and actual roll in banking services. The beginning is dedicated to basic theoretical concepts of mortgage loans and it is completed by adequate calculations. Further defined is the process of refinancing, types of mortgage loan and the way of amortization. The relatively strong emphasis is given on current legislative decree and on its analysis. The thesis also discusses the state aid and the detail view on interest rate; namely for the period from 2008 to the beginning of the year of 2016. Attention is either given to basic macro-economical interest rate developments from the year of 2010, until contemporaneousness. The last part is devoted to practical exploitation of the proces of consolidation and refinancing in comparison with eight competing providers, aimed at the interest rate, commisions and monthly installments, demonstrating their advantages for the client.
