Diplomová práce se zabývá metodikou informačního modelování budov (BIM) a jejím možným využitím v oblasti realitního inženýrství. Dokument je rozdělen do tří hlavních částí. První část práce se soustředí na představení metodiky BIM, kde je rozebrán historický vývoj, základní principy, softwarové nástroje a přínosy v jednotlivých fázích životního cyklu stavby. Závěrem úvodní kapitoly je obecné shrnutí výhod a nevýhod metodiky BIM. Ve druhé části se práce zabývá analýzou současného stavu. Rozebrána je míra implementace metodiky BIM, a to jak v České republice, tak v zahraničí. Poslední část práce se zabývá možnostmi využití BIM v oblasti realitního inženýrství, konkrétně pak ve třech oblastech facility managmentu a správy nemovitosti, realitního trhu a realitních kanceláří a oceňování nemovitostí. Možnosti praktického využití jsou zde demonstrovány na ukázkových modelech. Závěrem práce je na základě diskuze zhodnocení možností využití metody BIM v realitním inženýrství. The diploma thesis deals with Building Information Modeling (BIM) and its application in real estate engineering. The document is divided into three main parts. The first part introduces the Building Information Modeling mentioning historical development, basic principles, software tools and advantages of using BIM in particular parts of building life-cycle. At the end of the first chapter, there are presented the pros and cons of BIM method. The second part is focused on the analysis of the current status of BIM implementation in the Czech Republic as well as in foreign countries. The last part deals with possibilities of using BIM in real estate engineering; specifically, the main focus is on: facility management and property maintenance, real estate market and real estate agencies and real estate appraisal. The possibilities of practical using are showed on examples. The conclusion is based on the discussion and summarization of possible usage of BIM method in real estate engineering.
