Tato bakalářská práce se zabývá analýzou a srovnáním hypotečního trhu České republiky a Německa v kontextu jeho vývoje a současných trendů. První část práce popisuje obecně hypoteční úvěr, dále definuje, jak hypoteční trh funguje a vymezuje základní termíny. Druhá část se zaměřuje na vývoj hypotečních trhů v obou zemích v průběhu posledních 20 let, ale také srovnává jejich nemovitostní trhy. Poslední část práce se věnuje aktuálním trendům, ale také změnám a predikci možného budoucího vývoje. This bachelor thesis is focused on analysis and comparison of Czech and German mortgage market in the context of its development and current trends. The first part of the thesis describes a mortgage loan in general, but it also defines how the mortgage market works and basic terms. The second part is focused on development of mortgage markets in both countries over the last 20 years, but also compares their housing markets. The last part of the thesis deals with current trends, but also with changes and predictions of possible future development.
