Tato diplomová práce je zaměřena na návratnost investic spojených s výstavbou bytového domu v České Třebové. Nejprve autor zjistí veškeré náklady spojené s výstavbou bytového domu. Následně bude bytový dům oceněn podle právního předpisu, a to jak jako celek, tak po jednotlivých bytech. Dále bude na základě obvyklých cen nájmů vypočtena výnosová hodnota domu. Poté se porovnávacím způsobem stanoví obvyklé ceny bytů v dané lokalitě a zjistí se, kolik by činil výnos, kdyby se dům rozprodal po bytech. Na závěr se výsledné hodnoty mezi sebou porovnají a určí se nejlepší varianta, jak naložit s novostavbou bytového domu v České Třebové. This diploma thesis is focused on return on investment associated with the construction of a residential building in Česká Třebová. First, the author finds all costs associated with the construction of a residential building. Subsequently, the residential building will be evaluated according to the law, as a complex and as an individual flats. It will also be based on the prevailing prices of rents calculated yield value of the house. Then the comparative method provides the prevailing price of apartments in the area and find out how much revenue would amount to, if the house is sold off for flats. Finally the resulting values are compared among themselves and determine the best option to deal with new residential building in Česká Třebová.
