Residential Complex in Brno - Komín

The main idea of the project was to create a comfortable residential complex, in which there is no exact border between the nature and the city. Whole concept is based on creating a "green city", where people will feel comfortable not only to live, but to relax and spend their free time, with no urge to escape from modern concrete jungles. 5 houses, that are situated on a land, have east-west orientation, all apartments have either east, west or south orientation. The are designed to suit people from different age and social groups: small and big families and seniors. In every house there is a big social room on the 5th floor, together with a big terrace- for making different activities without having to leave a building. Important part of a concept are green roofs, space on which can be used either for placing solar panels or plants.

Architecture, emanating from philosophy of design, shows the concept of arrangement of eight volumes with a free pattern which generates the maximum amount of open and light space. Structure of the plot is composed of seven apartment buildings and solitary villa. Design of residential complex consists of clear line of public and semi-public space, which complements urbanism of this design. Mass of objects respects the surrounding scale and thereby does not interfere with the surrounding nature and buildings. Functional filling includes a residential function with using of the surrounding area. The layout of the building is designed as a three tracts with four above-ground floors and one underground floor. In the first three above-ground floors are designed two housing units and in a fourth above-ground floor is one housing unit. Raising of the efficiency of residential building

The thesis deals with the evaluation of residential building located in the territory of Prague 1 and increasing its efficiency. The main goal of the thesis is to choose the right method of evaluation for this particular property and to present ways how to increase its efficiency and therefore its market value and revenue from rents. Furthermore, Law related to lease relations are described in the thesis as well. In the end of the thesis the market value is set using modern methods of property evaluation.

This thesis deals with drafting a residential building wood based on existing supermar-ket which is located on a plot placement - concealed in the village Omice. According to the location of the parcel has been designed layout and shape solutions objectively. The next step was to propose design solutions and their compositions with the assessed thermal solution. Peripheral construction of residential house was assessed according to ČSN 730540 proposed residential building study documentation was elaborated in abo-ve plans of the level of building permits. Furthermore, the study has been completed and the accompanying technical report.

Valuation of property as a subjet of mortgage collateral

This thesis deals with the valuation of property in connection with mortgage financing. First chapters are devoted to analyzing the current state of the real estate market and mortgage financing in Czech Republic. The second half focuses on the specifics of valuing real estate as mortgage collateral. The last chapter consists of a practical working example of a apartment building valuation.

The thesis deals with a proposed layout of a multi-storey apartment building on the territory of the town of České Budějovice. The thesis contains a literary overview to inform the reader about the issues of design documents, analysis of the land use plan for the corporate town of České Budějovice in connection with the building location and, last but not least, related design documents in agreement with the applicable decree. The objective of this thesis was to develop the design documents meeting the low energy consumption standard, i.e. meeting all current requirements for modern and energy-saving construction projects, in terms of the appearance, employed technologies and materials. An integral part of the results is a placement of the project in a suitable location, as outlined by the land use plan. The thesis is concluded with an evaluation of the architectural and structural solution and of the selected materials in respect to the low energy consumption standard of the building.
