Assessmen of ROI in a Passive and Standard House

The thesis deals with the assessment of the return on economic investment in passive house compared to the low-energy (standard) house. The thesis deals with the issue of passive house, development, conception and division of structural parts including used materials. Their advantages, disatvantages and possibilities of use in construction are briefly discussed. The main part of the thesis focuses on the economic return on investment in passive house. Based on a detailed calculation, the costs for two buildings in low-energy and passive standards are quantified here. The passive standard is achieved by various design modifications. All this is supported by software calculation of annual energy consumption. The return on such an investment is then determined in more ways from this balance sheet, taking into account the evolution of energy prices.
Common Data Environment (CDE) for BIM projects and Real Estate Engineering

The thesis deals with the analysis of the common data environment and evaluates the benefits of its use for BIM projects with application to real estate engineering. The first part of the thesis focuses on the necessary theoretical background. It is important to first introduce the concept of BIM as it is closely related to the main topic of this thesis. The first chapter concludes with focuses on the common data environment. The second part of this thesis, which deals with the analysis of the current situation, analyses the existing CDE solutions in the Czech Republic and abroad. A questionnaire survey focusing on this issue has also be conducted. The chapter concludes with a summary of the information obtained. The last chapter focuses on the actual theoretical design of the CDE platform including an example of a possible user interface.
Real Estate Investment in Residential and Building a Real Estate Portfolio

This thesis deals with residential investment. It focuses on the precise definition of terms such as investment, cash flow or portfolio. The thesis also thoroughly examines the methods of evaluating the efficiency of investments and how to calculate them, for subsequent application in the application part of the thesis. The application part of the thesis is devoted to the analysis of already realized investments divided according to motives and investment methods. On the basis of this analysis, the thesis evaluates the results and compiles according to them such an optimal portfolio consisting of residential real estate, which in accordance with the portfolio theory effectively distributes risk and at the same time brings the investor the maximum possible return according to predetermined fixation parameters. At the end of the thesis, this optimal portfolio of real investments has been constructed.
Investment and Financing of Real Estates

The aim of the thesis is a comprehensive analysis and evaluation of real estates from the point of view of their investments and financing at the same time. First, the current state of the researched issue is defined according to the professional literature focusing on the issue of investments, investing in real estate, investment financing and economic methods of evaluating the effectiveness of investments. Subsequently, the investigated problem is defined, an analysis of the real estate market in Brno-Královo pole district is carried out, and suitable housing units for investment are recommended. Furthermore, the issue of financing with a mortgage loan is processed and the selected housing units are evaluated in terms of investment effectiveness, the conclusion is a recommendation of the suitability of the investment. Benefit for theoretical and practical use is provided by a flow diagram showing the complex process of assessing investments in real estate.
Assessing the effect of the structural design on the value of the structure within its life cycle

The dissertation focuses on a much-discussed topic in the field of construction of houses and the choice of material base of houses. The research is motivated by the fundamental question of whether wood-based houses (wooden buildings) are cheaper or more expensive than brick-based houses. The two most frequently used material bases are therefore subjected to a series of analyzes, both in terms of acquisition and investment costs, respectively, and in terms of life cycle costs focused to structures. At the same time, attention is paid to other pricesetting factors that significantly affect the investment costs of houses. Based on the analysis of a database containing 1.520 houses, the material base appears to be a variable that has a very small effect on the costs, and this difference can often be overshadowed by other variables such as the size of the family house,the amount of floors, heating, etc. At the same time, the work verifies the relevance of commonly used methods of cost valuation of houses (price indicators, cost method according to the price regulation 441/2013 Coll., as amended) in comparison with investment costs determined on the basis of market data. There was found high deviation. The analysis of selected phases of the life cycle of family houses points to higher costs associated with structures during the entire life cycle of wooden buildings. Specifically, the difference is on average 6.1 %.
Legal aspects of currency and money circulation

Monetary law, under which we could subsume this diploma thesis entitled "Legal aspects of currency and money circulation", is a part of financial law, more precisely it is a section of its special part. Already from this classification, the proximity of this field of legal science with another science, with economic science, is evident. This is exactly what I tried to base the writing this thesis on and so in its first section I deal with money in general, I characterize it from an economic point of view, I briefly outline their development and development of selected economic and sociological theories. I also distinguish it from another institute, which is already closer to the law and which is the currency. In the second section of this work I deal with the Czech legal tender - the Czech crown - both from the point of view of their legal regulation, which I characterize and assess its elements, and from the point of view of the current system of Czech legal tender. I evaluate both the legal regulation and the system of Czech currency and try to find their weaknesses, which could be potentially eliminated by the legislator or the issuer. Income Approach of Property Valuation and Financial Modelling

The purpose of this diploma thesis is to clarify partial techniques of real estate income approach valuation. The object of this thesis is to create a complex overview of valuation techniques and methods used in income approach valuation. First, basic methodologies from field of market economy, valuation, financial mathematics and statistics, will be defined. In next section of this thesis, the income approach valuation methods and techniques will be defined as well as contribution of financial modelling to this approach. Following, several properties will be generalized in terms of cash flow inflows and outflows and exact techniques will be applied accordingly.

Cost Valuation of Buildings from Various Material Bases

The topic of this thesis is comparing of two houses made out of tree different materials. Each variants are valuated by cost method – detailed itemized budget, budgetary index and estimation according to Decree 441/2013 Coll. The objective of this thesis is comparing of used construction materials, its advantages and disadvantages and its effect on the initial costs and usage of the building.
The Specifics of Wood-based Constructions Valuation

The diploma thesis deals with the cost valuation of wood-based constructions, whose amount is growing in the Czech Republic. The aim of this work is to elaborate a detailed itemized budget for three wooden family houses. The price shares were calculated from these budgets; next they were compared with the Regulation 441/2013 Statute book and evaluated. The budgets were also used for a calculation of a unit price, which was compared with a technical-economic index, and commented on as well. On the basis of budgets, the unit price was determined, which was compared with the technical-economic indicator and next comments. The utility properties are compared and evaluated for chosen structures. It is a diffusion-open and diffusion-closed structure. These individual variants of the constructional solution are described and compared with each other. The thesis also presents the basic specifics of wooden-based buildings valuation. In conclusion there is an assessment of adequacy of commonly used price shares of buildings and a proposal for their specification.
