Cílem diplomové práce je komplexní analýza a vyhodnocení reálných nemovitostí z hlediska jejich investic a financování současně. Nejdříve je vymezen současný stav zkoumané problematiky dle odborné literatury zaměřující se na problematiku investic, investování do nemovitých věcí, financování investic a ekonomické metody hodnocení efektivnosti investic. Následně je stanoven zkoumaný problém, je provedena analýza trhu s nemovitými věcmi v městské části Brno-Královo pole a jsou doporučeny vhodné bytové jednotky k investici. Dále je zpracována problematika financování hypotečním úvěrem a zvolené bytové jednotky jsou hodnoceny z hlediska efektivnosti investic, závěrem je doporučení vhodnosti investice. Přínos pro teoretické a praktické využití přináší vývojový diagram zobrazující komplexní proces posuzování investic do nemovitých věcí. The aim of the thesis is a comprehensive analysis and evaluation of real estates from the point of view of their investments and financing at the same time. First, the current state of the researched issue is defined according to the professional literature focusing on the issue of investments, investing in real estate, investment financing and economic methods of evaluating the effectiveness of investments. Subsequently, the investigated problem is defined, an analysis of the real estate market in Brno-Královo pole district is carried out, and suitable housing units for investment are recommended. Furthermore, the issue of financing with a mortgage loan is processed and the selected housing units are evaluated in terms of investment effectiveness, the conclusion is a recommendation of the suitability of the investment. Benefit for theoretical and practical use is provided by a flow diagram showing the complex process of assessing investments in real estate.
