Disertační práce se zaměřuje na četně diskutované téma v oblasti výstavby rodinných domů a volby materiálové báze stavby. Výzkum je motivován fundamentální otázkou, zdali jsou rodinné domy na bázi dřeva – dřevostavby levnější či dražší oproti zděným rodinným domům. Dvě nejčastěji používané materiálové báze jsou tak podrobeny řadě analýz, jak z pohledu pořizovacích, respektive investičních, nákladů, tak z pohledu nákladů spojených s konstrukcemi v průběhu celého životního cyklu. Současně je pozornost věnována dalším faktorům, které významně ovlivňují investiční náklady rodinných domů. Na základě analýzy databáze obsahující 1 520 rodinných domů, respektive jejich investičních nákladů, se materiálová báze jeví jako proměnná ovlivňující náklady velmi slabě a často může být tento rozdíl zastíněn vlivem dalších proměnných, jako například velikost rodinného domu, podlažnost, způsob vytápění aj. Současně práce ověřuje relevanci běžně používaných metod nákladového ocenění rodinných domů (cenové ukazatele, oceňovací vyhláška) ve srovnání s investičními náklady stanovenými na základě tržních dat. Z porovnání vyplývá, že v obou analyzovaných metodách je dosahováno vysokých odchylek od cen rodinných domů na klíč. V rámci analýzy vybraných fází životního cyklu rodinných domů je poukázáno na vyšší náklady spojené s konstrukcemi v průběhu celého životního cyklu u dřevostaveb. Konkrétně se jedná o rozdíl v průměru o 6,1 %. The dissertation focuses on a much-discussed topic in the field of construction of houses and the choice of material base of houses. The research is motivated by the fundamental question of whether wood-based houses (wooden buildings) are cheaper or more expensive than brick-based houses. The two most frequently used material bases are therefore subjected to a series of analyzes, both in terms of acquisition and investment costs, respectively, and in terms of life cycle costs focused to structures. At the same time, attention is paid to other pricesetting factors that significantly affect the investment costs of houses. Based on the analysis of a database containing 1.520 houses, the material base appears to be a variable that has a very small effect on the costs, and this difference can often be overshadowed by other variables such as the size of the family house,the amount of floors, heating, etc. At the same time, the work verifies the relevance of commonly used methods of cost valuation of houses (price indicators, cost method according to the price regulation 441/2013 Coll., as amended) in comparison with investment costs determined on the basis of market data. There was found high deviation. The analysis of selected phases of the life cycle of family houses points to higher costs associated with structures during the entire life cycle of wooden buildings. Specifically, the difference is on average 6.1 %.
