Analysis of Housing Financing

The topic of this diploma thesis is The Analysis of Ways of Financing Housing. The thesis consists of two parts: theoretical and practical. In the theoretical part of the thesis, I define and characterize the development of the real estate market in Slovakia. I also describe the ways of valuing real estate and the possibilities of financing real estate, whether it is financed by one’s own funds or external sources. In the practical part of the thesis, I deal with valuation of real estate using the comparative method used in Slovakia. The last part looks at financing with mortgages and the creation of value analysis.

This bachelor thesis analyses the development of the real estate market in the certain area. In the theoretical part it explains the basic terms of real estate market, the most used laws and real estate rules and identifies the particular kinds of estate. Furthermore it defines the factors which affect the real estate market, the process how the price of real estate is made. In the practical part of this bachelor thesis is done analysis of the real estate market in the area of Sereď and Galanta. The analyses is made on the segment of apartments. In the next part the development of real estate price is compared between the two given areas, the development of real estate price in the region in which the two towns lay is compared to the development of real estate prices in Sereď. The last part belongs to the prediction of the real estate price in 2018.

(Geo)demographic factors of consumers' behaviour Abstract The master's thesis deals with issues of consumer behavior in its theoretical plane. In order to empirically analyze behavior of consumers on the demand of housing, within the limits of population development of the Slovak Republic between the years 1990 and 2060. The objective of the analysis is the construction of housing demand query functions in the Slovak Republic, which indicates the trends of housing demand. Model translates demographic changes in the population behavior in quantitative and structural changes of the housing demand. The result is that, despite the expression of uncertainty in the development of behavioral population has forecast housing demand for the high rate of inertia. The latter starting from the stability of the age structure of the population. We are assuming that the period of the next sixty years will be characterized by changes in trends in the development of the population of a continuously aging population.
