Housing and residentail construction sustainability. Sustainability principles applicable in the segment of subsidized housing in the Czech Republic

The doctoral thesis focuses on the topic of social housing and its sustainability. It explores its general principles, but also reacts to this fields latest developments in order to find a suitable model to be applicable in the Czech Republic, especially in the city of Brno. The first part of the thesis provides an overview of the current state of the issues on both Czech and European level, followed by detailed exploration of these fields in the cities of Brno and Vienna. Analytical evaluation confirms the relevance and appropriateness of the Viennese case study. The presented research is focused particularly on the sector municipal or subsidized rental housing for both cities. It examines the possibilities of Viennese principles application in Brno so that at least a part of the city's housing fund could be used as social housing accordingly to currently prepared Czech legislation. At the conclusion of this work recommendations for the city of Brno are formulated, useful in the preparation of its new social housing policy. This research, touching currently quite fundamental social issues, can be also beneficial in other areas. In the academic environment of architecture, urban planning, economics or sociology studies, for these fields experts or for the general public to facilitate the orientation on the housing market.
Housing financing support

This thesis presents the system of housing financing support generally in the context of European countries and concretly in the Czech Republic. First, the housing market and the specificity of housing as a good are presented. Next, the thesis describes taxation in relation to housing and the influence of taxation on affordability of housing. The main part of the thesis is devoted to general concept of housing policy and overview of the instruments of housing financing support, which is followed by concrete example of the Czech Republic. The overview of the instruments in the Czech Republic is followed by an attempt to estimate their impact to the state and public budgets. The situation in the Czech Republic was wery interesting because of the started application of the new concept from 2011, which changed the direction of the housing policy and the portfolio of instruments. Almost at the end of the thesis, there is briefly presented the model of real estate market by DiPasquale and Wheaton. According to this model it is possible to make a statistic comparative analysis of the impacts of some instuments of housing financing support on the real estate market. The knowledge, acquired during the work on the thesis, is used in the last chapter to prepare the SWOT analysis and evaluation of the current portfolio...

The diploma thesis entitled " The Issue of the Necessity of Social housing of the Prague 2 Municipal District" deals with the definitions, possibilities and principles of social housing in the Czech Republic. The theoretical part of the thesis describes the phenomenon of housing and housing policy in the conditions of the Czech Republic in connection with the current problems of housing affordability for socially needy citizens. He also mentions the possibilities of support in the field of housing and the overall setting of psychosocial networks. An equally important part of the diploma thesis is the mapping of the issue of social housing in the City of Prague 2 using competency documents. The practical part of the thesis maps the reflections of social workers of the Office of the City District of Prague 2 on the issue of social housing in the Czech Republic and in the City district of Prague 2, in order to change the limits of availability of social housing in the City district. An analysis of a savings products with state support impact on state budget

This diploma thesis deals saving products with state support and analyses their impact on the state budget. In the theoretical part presents housing policy and social policy of the Czech Republic. Provides saving products with state support. This includes building society account, earlier pension insurance and current complementary pension saving only. These forms of savings are analysed in practical part of this thesis. It introduces the development of the state contribution and introduces the changes, that affect the behaviour of savers. Presents a list of advantages and disadvantages of these products. In closing studies the direct and indirect impact on the state budget.

Analysis of the current situation of social housing in the Czech Republic

This thesis concentrates on description of current situation of social housing in the Czech Republic. This subject is actual mainly for constant delay of the bill on social housing and missing state concept. This thesis analyses the possibilities of providing social housing. There are mentioned subsidy programs, soft loans and social benefits. At the same time, there are given data on the state of housing policy in the Czech Republic and opinions of experts in the field of housing. The final part of the thesis proposes concise solution to the situation.
Analysis of social housing in the Czech Republic in 2014 and the possibilities of its future development

This Bachelor Thesis is focused on the situation of social housing in the Czech Republic in 2014 and on the possibilities of its future development. Analysis of the housing market brings result that housing expenditures are increasing year by year, simultaneously grow the numbers of social benefits of housing allowance and allowance for living, and so the state expenditure on this politics are increasing. As emerged from the analysis of social housing in the regions of the Czech Republic, the number of social housing is unbalanced between regions. This thesis recommends connecting social housing with the income poverty rate and with the unemployment rate, it also suggests possibilities of future development regarding the specification of duties of the state and municipalities and greater involvement of the regions in the system of social housing. Moreover, it suggests the possibility of future application of the market principle in the form of social rental agencies.
