This master ‘s thesis deals with problems of the development and development process. Part of the thesis is a description of the development market in the Czech Republic and significant changes in the construction area in 2017 and 2018. The thesis is focused on the development project in the centre of Brno and the proposal for its next extension. Description of the feasibility study goes smoothly into the proposal to extend the development project. Part of this thesis is a proposal for establishing and functioning of real estate and facility management in the project.

Financial Plan of Construction Order from the Aspect of Developer

This bachelor´s thesis focuses on the process description of financial planning of development project. The objective is to map the developer´s activity in the field of financial planning of construction contract. The work describes settings of cost price and market price of the project. Creation of time progress chart of construction is followed by financial plan of costs and revenues. On the basis of which it is possible to express a direct cash flows. Then the output is compared to positive and negative cash flows, i.e. income and expense of the project in time.

This master´s thesis deals with problems of development financing. Part of this thesis is a description of development activity and risks, which it may bring. The thesis is focused on financing and credits provided by banking institution. Analysis of different financing methods of properity purchase confronts their convenience for both development companies and clients. Practical part of this thesis is a proposal of financing of housing and family houses construction in the locality of Nupaky for the company CANABA, wich is focused on cost calculation and cash-flow of the whole project.

The first part is the theoretical starting points and basic concepts needed to understand the issues. In the second part, an analysis of the current state of the property market and the credit market are made. Afterwards there are analyses of a specific developer project. The third part is the practical part of the work, which shows how a development project can be financed and its own financing proposal created.

To conclude with, design of property management is described with emphasis on management within the project.

Furthermore, an analysis of the current state of the real estate market is conducted. The key part of this thesis is the design section, where all the knowledge gained during the writing of this thesis is applied to a specific model development project.
