Subject of master thesis “Comparison of the possibilities of financial security of real estate” is the issue of alternative funding of housing in Czech republic. This thesis deals with the major housing finances products. It surveys building society accounts and mortgage loans withing the selected financial institutions. In the practical part these products are compared in an effort to determine the best form of securing of chosen property whose value was determined by estimation of cost of the property for credit management.

The subject of the diploma thesis "Financing of Housing in the Czech Republic" is description, analysis, and characterization of options of financing of housing and comparison of their benefits. The theoretical part of the assignment describes basic forms of financing of housing – savings for building purposes, mortgage loans, and other forms. The analytical part compares variants of savings for building purposes with domestic building societies and mortgage loans with selected banks. This part describes and evaluates basic features of individual products. The third part focuses on creation of practical examples describing various combinations of financing of housing in the Czech Republic, evaluates their benefits and provides recommendations for their implementation.

This essay analyses possibilities of housing financing in the Czech Republic. The theoretical part describes basic types of housing financing, to be specific mortgages and credits given by the building savings bank. The analytical part is aimed to compare credits of specific banks and building saving banks. The last part contains model situations, which describe different options of housing financing. There are described advantages and disadvantages of these options and individual procedures, which are necessary for their realization.

The main aim of my thesis is an analysis of the overall development of financing options for private housing, especially in the Czech Republic. The issue of housing solves most of us, at least once in their life. Investment in housing greatly exceeds our income, so it is necessary to the selection of type of housing, correctly decided on its method of financing itself. The statistics which are in the Czech Republic's disposal indicates that the total expenditures of Czech households, housing costs are up to 1/4. Compare the different products occurring in the Czech market, which are intended to finance housing (building savings, mortgage loans, ...). It depends on the consideration of each of us, whether we use a different funding source, such as your own saved money or loans from friends or family members.

The goal of this study is proposing of a Handbook that should help to financial consultants of Blue Pyramid Building Society, Inc. by the process of a loan for financing for the construction of a house (including acquisition of a lot). In the theoretical part I aim at the general principals of the functioning of the building savings and building savings loans. In the practical part I aim at the process of a loan provided from Blue Pyramid Building Society, Inc. There is processed a proposal of the Handwork. In the final part the Handwork is applied to the specific case from practice to assessment of its operation.

Comparison of loan products for housing

In my bachelor thesis I defined possibilities of housing and options of funding private housing. Based on gathered informations from different banks and building savings banks, I compared offered products. For the comparison I used financial and mathematical methods and I have found the optimal solution of funding private housing for model clients.
