The Impact of the Sharing Economy on Residential Prices in Prague

This thesis employs a hedonic regression to measure the impact of Airbnb, the digital platform for short term rentals, on residential prices in Prague. The model is based on the unique transaction dataset of all apartment sales from the first quarter of 2014 to the third quarter of 2018 in Prague. Also, Airbnb listings dataset is used and other datasets containing Prague city data enabling involvement of the property specifications and several neighborhood characteristics influencing the sale price in the model. The main variable of interest included in the regression is Airbnb activity, proxied by the number of Airbnb listings within 300 m of the property at the time of the sale. The results show that a 1% increase in Airbnb activity leads to a 0.0423% increase in sale prices. Moreover, in the city center, the estimated impact is almost twice as high, a 1% increase in Airbnb activity leads to a 0.0816% increase in sale prices. The third hypothesis tested in this thesis shows that the impact of Airbnb has increased in 2017 and 2018. All the estimated results slightly vary, depending on the proxy for Airbnb activity. Nevertheless, estimates in all regressions are statistically significant.

Airbnb phenomenon as a determinant of changes of spatial patterns of tourism in Prague compared to Vienna and Berlin

This thesis deals with an Airbnb phenomenon and its influence on change of spatial patterns of tourism. Airbnb is dynamically growing in recent years and it is mostly concentrated in city centres which can have many negative impacts. In spite of that there are few researches focused on impacts of Airbnb in Prague. The object of this thesis is to find how Airbnb initiates change of spatial patterns of tourism in Prague compared to Vienna and Berlin. The thesis examines spatial distribution of Airbnb and compares it with hotels and other accommodation facilities. Quantitative analysis of secondary data which are provided by independent server Inside Airbnb and data from national or municipal statistical offices is used. Airbnb concentrates itself mostly in city center of all three cities and it is most visible in Prague. Airbnb is also most commercialized in Prague, especially in its city centre. Compared to Vienna and Berlin there were not observed any significant changes of spatial patterns of tourism in Prague.

1 Abstract Thesis title: Legal (non)regulation of the company Airbnb This rigorosum thesis concentrates on the legal (non)regulation of the company Airbnb in the prism of the civil law. The thesis can be divided into four main parts: The first part is an analysis of the essential elements of a sharing economy (characteristics, definition, key concepts and history). The specification of the subjects of the sharing economy is presented in the second part of the thesis as: Airbnb as an intermediary, host as a service provider and guest as a service user. The conclusion indicates that the current legislation regulating Airbnb is not suitably applicable in practice and contains much ambiguity. The third chapter titled « Legal regulation » describes the fact that technical innovations entirely overtake and reshape the legal regulation today. The first part briefly mentions the legal regulation in theory and than recapitulates different approaches to the regulation in the world demonstrated, with the approach of the EU institutions to the sharing economy. Selected Aspects of Sharing Economy with emphasis on Airbnb and Uber

This thesis deals with a subject of collaboration economy and it aims at two of its representatives in particular, Airbnb and Uber. My focus targets at current status in terms of established or missing regulation and mapping of up to date trends for regulation to be developed or to be improved in contrast to what has already set. Simultaneously, there is described its functional system and familiarization with them for a potential user. At least but not last, one of the goals is to clarify why new representatives as Uber or Airbnb might be spotted controversial. It is observed that current legal status of collaborative economy does not reflect its ability to share a global market and its potential regulation from government point of view has become likely. However, politician opinions on how this regulation should look like vary. Nevertheless what may be found identical in those opinions is that there is no will collaborative economy to be repressed however, rules and limits should be clearly stated. Tax Law Related Aspects of Sharing Economy

This thesis consists of four chapters, introduction and conclusion. In the introduction to this thesis, the author clarifies the reasons for choice of the subject of the thesis, defines the aims of the thesis and its systematic as well as describes the methodology of the thesis and the default sources. In the first chapter, the author deals with definition of the concept of shared economy and connected critical reflections. The second subchapter of the first chapter deals with description of selected shared economy representatives, with whom the application part of the thesis shall deal with. The second chapter generally defines the relevant institutes of tax law such as tax evasion and tax optimization, whereas the author deals with the difference between them. Further, attention is paid to circumvention of law, obscured legal action, abuse of law and the fight against tax evasion. The centerpiece of this thesis is included in the third chapter, which is focused on application of tax legal regulations to selection of representatives of shared economy. The digitization of work in social sciences lessons at high school

The thesis focuses on professional and didactical points of view on digitalization in high school social science education. The aim of the thesis is to create a series of lessons for high schools (grammar schools) based on research on digitalization, which is supposed to aid students in better orientation at the labour market. At the same time, the didactical part is designed to be used and adapted by teachers interested in the topic. The theoretical part presents the professional background of the prepared lessons including key words, corresponding arguments and the general work basis of the author. Professional topics are transformed into a form didactically appropriate at the chosen level of secondary education (grammar schools). The practical part consists of a series of lessons focusing on changes in the labour market related to digitalization and technology development. The phenomenon of Airbnb in the Czech setting

The aim of the bachelor thesis "The Phenomenon of Airbnb in the Czech setting" is to analyze the current legislative conditions for short-term rents, for which the Airbnb platform is also used. The first part of the paper provides a summary of the information that is known about the sharing economy, short-term rents, as well as an inventory of the current legislative conditions that concern short-term rents. The second part is devoted to examples of different regulations in European metropolises, where they have already met with the necessity of regulation. This is followed by the dissection of the attitudes of various actors who deal with short-term rents through media analysis.
