Methods of real estate valuation on market principles

This thesis solves the valuation of real estate assets for banking purposes. Part of this thesis is concerned about real estate market analysis and evaluation of potential impacts on the usual price including potential risks. Real estate, which will be taken into account, is situated in Brno, in the distrcit of Žabovresky. Property valuation is assessed using two valuation methods and the final cost is determined based on these methods.

Diploma thesis deals with the procedures for valuation of property according to the methodologies used by banks UniCredit Bank and ČSOB. This diploma thesis describes the principles of valuation of assets. In this thesis there are mentioned basic concepts of banking. It carries out a detailed analysis, description and comparison of selected valuation methodologies used by banks and methodologies used in appraiser´s work, who prepares evaluations for banking institutions. Based on the findings an analysis of the different methodologies is made.
Comparative assessment of real estate value according to clien's requirement

The aim of this work is to determinate the value of chosen property by generally known valuation method. As a concrete example of the way of real estate value assessment according to the client's requirement is to determine an estimate of supposing common value of the property for the credit procedure for the purpose of gaining mortgage in the Czech Republic. This work contains theoretical analysis and explanation of the fundamental terms and a practical example.
