Municipal housing policy

The topic of the thesis is municipal housing policy. It is divided into three parts – two theoretical, one practical. The first theoretical part explains general characteristics of the housing policy, describes the role of the state and the goals in general. The second theoretical part presents the State Housing Concept from 2005, its goals, their fulfilment, current situation of the housing stock, as well as available sources of support. The practical part focuses on the housing policy of towns and cities, i.e. municipal housing policy. It shows various ways to manage municipal houses – via housekeeping companies and relevant municipal departments. An example of two existing towns shows the differences in the ways of management, budgets and division of powers.
Housing and residentail construction sustainability. Sustainability principles applicable in the segment of subsidized housing in the Czech Republic

The doctoral thesis focuses on the topic of social housing and its sustainability. It explores its general principles, but also reacts to this fields latest developments in order to find a suitable model to be applicable in the Czech Republic, especially in the city of Brno. The first part of the thesis provides an overview of the current state of the issues on both Czech and European level, followed by detailed exploration of these fields in the cities of Brno and Vienna. Analytical evaluation confirms the relevance and appropriateness of the Viennese case study. The presented research is focused particularly on the sector municipal or subsidized rental housing for both cities. It examines the possibilities of Viennese principles application in Brno so that at least a part of the city's housing fund could be used as social housing accordingly to currently prepared Czech legislation. At the conclusion of this work recommendations for the city of Brno are formulated, useful in the preparation of its new social housing policy. This research, touching currently quite fundamental social issues, can be also beneficial in other areas. In the academic environment of architecture, urban planning, economics or sociology studies, for these fields experts or for the general public to facilitate the orientation on the housing market.
Apartment rent and the factors that influence it in selected locations in Brno and Prague

Objective of of this work is to compare the rents in Prague and Brno and assess the factors that affect it. The first chapters present the theoretical information in the area of rental housing, the cross-section of the historical development of housing policy and a view of current issues of housing policy. Then I evaluate the factors, that inflict the level of rent. Data that solve the objective of my work, I found out through a questionnaire with realized rents complemented by the offer price real estate site. Survey contained category of flats 1+1 and 1+kk, 2+1 and 2+kk, 3+1 and 3+kk. I found that the first area of the historic center by the selected category apartments with rents differs in the interval of 20-35% and in the second area near to the center is in the interval of 9-19%. The main objective of this work is discovery that Prague in terms of rents is more expensive than Brno in both defined areas.
Critical Assessment of Housing Policy in the Czech Rep, Slovak Rep and Hungary

The main aim of my thesis was to analyze and evaluate the housing policy and state support for housing. By comparing selected states housing policy with more advanced countries in the European Union, I will try to manage to find the best way to finance housing for young families, simultaneously proposing improvement for selected states to raise their average level of housing policy to achieve the EU standard.
Flat Rents in Uherské Hradiště and Factors that Influence them

The diploma thesis describes and maps the overall rental market in city Uherské Hradiště and is made up of text and graphs. First gives a general view of rental housing and then compares the amount of the rentals of apartments in various parts of the city and consider amendments to the lease. Collected data are divided into apartments for the 1 + 1 and 1 + kk (kitchen corner), 2 + 1 and 2 + kk, 3 + 1 and 3 + kk, 4 +1 and 4 + kk and larger. For each group creates a map of rents.

The topic of the bachelor's thesis is Conception of the housig policy. Thesis is devided into five main parts. First part explains goverment conception of housing policy. In the second part are the tools, forms and institutions of the housing policy. In the third part are tendentions in development of the housing policy. Fourth part is housing policy in Horní Čermná. In the fifth part is comparison of housing polici in Horní Čermná and in Czech republic in general.
Analysis of the Requirements for Housing

This diploma thesis analyses contemporary housing requirements from the point of view of apartment users, evaluates the significance of selected housing requirements and their dependence on selected variables. The theoretical part defines the concept of living standards, selected factors influencing the price of real estate and presents basic information from the field of housing policy and housing stock. In the practical part are evaluated the data obtained from the survey, the hypotheses investigating the dependence of selected factors and there is also evaluation of the importance of selected housing requirements.
Apartment Rents in Hodonín and the Factors Affecting Them

This master´s thesis concerns in contemporary trade situation of flat and house rental in the city of Hodonín. It is focused on those factors that influence the amount of demanded rent and how the price gets changed due to their influence. It describes the historical development of housing in our area. Also, it considers flat and house rental in general and pays attention mainly to the mentioned area. It compares the amount of a usual flat rent of flats from the data collected in a market research and judges changes of its amount of flats type 1+1 and 1+kk, 2+1 and 2+kk, 3+1 and 3+kk, 4+1 and 4+kk. By data processing, overviews of rented flats and their summarization into charts and graphical as well as textual evaluation are set up. Maps marked with areas with the same rents are created for particular flat cathegories.
Apartments rents in Ostrava and the factors influencing them

This thesis describes and analyses market with rental housing in chosen city districts of Ostrava and examines factors that influence rental rates. The database of flats is breaked down by housing sizes 1+kk and 1+1, 2+kk and 2+1, 3+kk and 3+1, 4+kk and 4+1. This data is processed in tables and graphs and factors, that influence rental rates, are described. Flats are then marked in map and broken down by rental rates. The result of this thesis is evaluation of factors that influence rental rates in specific locality.
