Low-rise apartment buildings in Reckovice

The subject of the bachelor thesis is the design of a low-rise residential building primarily intended for seniors without continuous care. The chosen location is a plot on Tereza Nováková Street in Řečkovice. Another independent building connected to healthcare is planned for the eastern part of the plot. The surroundings of the plot are well-secured and situated in a quiet residential area in the northern part of Brno. Additionally, there is a public transport terminal nearby, providing connections to the city center. The residential building, the focus of this bachelor thesis, is a standalone four-story structure with a green roof and a rooftop terrace. The construction of the building is designed using a combination of Porotherm ceramic block wall system insulated with mineral wool and a monolithic reinforced concrete frame in the northern part of the structure. The ceiling structures are monolithic reinforced concrete slabs. The building's layout follows the shape of the letter L, forming two functionally distinct wings. The first floor includes a canteen with subsidiary functions such as a kitchen, sanitary facilities, reception, and access to the western garden. The upper floors house 1+kc residential units and rentable spaces. The fourth and final above-ground floor features a rooftop terrace above the northwestern wing of the building. The basement contains storage units for residents, a technical room, and storage for potential outdoor furniture. The facade is white with gray-black accents in window frames and sheet metal elements.

ABSTRACT The topic of the bachelor's thesis is the design and creation of technical documentation for an apartment building with care services in Brno-Řečkovice. The work is based on the architectural study of the subject AG032 – residential buildings developed in 2020. The residential building with nursing service is designed as an atrium. It is rectangular in shape. It has three floors. In the first above-ground floor there is a function of public amenities, the other two are designed for the apartments themselves, a nursing service room and additional functions. Urbanistically, it follows the neighboring buildings, especially the kindergarten building, with which it is designed in one compositional axis, respecting its height and the shape of the roof. The surrounding areas and surrounding connections of the apartment building are also designed. Here, the emphasis is placed on road connections, barrier-free entrances to the building, parking capacity and urban greenery.

Residential Brno - Řečkovice A main task of this diploma thesis to propose the use of previosly undeveloped areas for the housing and also establish to the original structure of the village comunity by effective utilization of these areas. The ground is located in distrikt Řečkovice and Mokrá Hora in Brno. The Řečkovice cadastral is defined by Žilkova and Terezy Novákové street. North protperty line is determined by Ivanovice cadastral number 1035/26. The site is bounded by existing terraced and detached houses and apartment buildings on the northeast side. The south side is is formed by former barracks and northwest side provide open countryside towards Ivanovice. The development is designed to became a separate distrikt of Brno. The funcitonal areas are able to place residental house of different categories, also public facilities, recreation areas and public open space with all kinds of greenery. A main idea of the concept was to create residental comlex with a functional center that will not compete to existing center of Řečkovice. Densities are highest by the main road following the expected denser development of former barracks. They decreases ito the existing development along Žilkova street. The protective zone for pipeline is used as a city park. The proposed concept of functional areas clearly define continuity and transport infrastructure by design of buildings in different categories that meets all needs of future residents. Plenty of green space for recreation will also ensure functionality and efficient use of this unit.
Tram Extension in Řečkovice

The main goal of the work was to modify Tereza Nováková street due to the extension of the tram line towards the planned graveyard, including the design of the tram line itself. One variant has been elaborated in detail, with alternative variants being shown in sample cross-sections.

Bachelor thesis „low-rise apartment buildings in Řečkovice“ handle a new construction of apartment building in Brno, district Řečkovice. The plot is currently unused. In its lower part close to the street Terezy Novákové are designed two new apartment buildings, that will comply with the street line. The second part of the plot is the solved territory. The project is based on an architecture study, which was made as a part of the subject AG032 – Atelier architektonické tvorby II. The designed apartment building has four floors with apartments from one to three rooms. It has 12 apartments overall, a rentable place on the first floor, cellars and bicycle room. The rentable place has separate entrance. Outdoor parking spaces are designed as part of the building. The plot is slightly sloped, and the building corresponds with that. The mass of the building is moved to compensate the slope, and to make residential terraces, that are made of green roof and supplemented with high attic with greens. The new construction is made of Ytong bricks insulated with mineral wool. The foundation of the house is made up of footing and piles because of low bearing capacity of the soil.
