Comparison of selected methods of valuation for property type apartment in the city of Brno-Lisen

This diploma thesis deals with the valuation of the four residential units in three model situations – without reconstruction, with partial reconstruction and with complete reconstruction. The valuation is done in three selected ways – cost and comparative method by price prescription and method of direct comparison. Is determined the usual price and described and analyzed real estated market in the location. A conclusion of this work is analyzed evaluating the investment in reconstruction and usability of coefficient of condition and equipment.
Real Estate Division of the garage area

The thesis is focused on assessing the possibilities of real division garage area as the first choice to balance the case of co-ownership in the absence of agreement between the venturers. The theoretical part of the work is collected all available evidence on the assessed property, including the implementation of local investigation and assessment of whether the real property division garage complex at all possible. Subsequently valuation is made by dividing the area before, quantifying the costs of real division and valuation of real estate for newly created division of property according to the above shares.

This master´s thesis „Comparison of selected methods of valuation of the property type of family house in Telč and its surroundings” deals with the analysis of possible valuation methods and their comparing. The main objective of this thesis is to describe the methods of valuation and on the basis of selecting valuation methods prepare their confrontation. In the diploma thesis is valued ten of family houses in Telč and its surrounding, which are compared by the following methods: coast approach, comparative public notice, comparative non-promulgation method and price at present time. Part of objective this thesis is describe to the main influences acting on the standard price in the area of Telč and its surroundings.
Methods of Real Estate Valuation in Germany with Focus on Flats

The Master´s thesis is engaged in valuation of property in Germany. Special focus is given to on valuation methods applicable to apartment value estimation. In order to that comparative and capital valuation methods are described in detail within the scope of the thesis. These methods are applied on the example of apartment valuation of an current apartment in Münster in the thesis. Fundamental components of the thesis are an explanation of basic valuation methods, an explanation of basis terms, a method of determination of average rent, a basic legal regulations and a description of an expert´s assessment. Furthermore the thesis describes as well the actual situation on the real estate market in Germany.
Impact analysis of renovation cost on the normal price of a rental apartment building in Ostrava

In the diploma thesis there is an influence of revitalization of panel(prefa) building comples on usual price analyzed. The building has three separate doorways, whole complex is situated in North Moravia-Moravian Ostrava in Moravian-Silesian region. In the theoretical part of my diploma thesis there are basic concepts defined. There are defined different types of insulating materials, durability and wear down buildings. The diploma thesis also informs about economical aspects. In the practical part there is information about price estimation of buildings with cost approach according to the cost announcement. There is also price calculated according to the income approach and price estimation with direct comparison as well. All of these methods have been used for both - state of building before and after reconstruction. After the price extimation the final evaluation has been implemented. In the practical part of diploma thesis there are also another building modification for whole life span of the building parts designed. The aim of the diploma thesis is to evaluate an influence of reconstruction on the market price as well as a possibility of increasing rental price on the market level due to increased standart of living.
Influence of insulation design of the house in Rokytnice nad Rokytnou.

This diploma thesis deals with insulation of the house and it's costs. First part relates to the developement of the construction, the current trends in the construction of houses, prices of energy and heating options. Next part relates with insulation system Etics, the way of it's implementation and thermal assessment with basic names. Thermal insulation is designed in three variants. The work includes thermal assessment in original condition and the assessment of new condition modified by adding thermal insulation with it's economic return. In conclusion, the diploma thesis evaluates the payback period of insulation options and the effect on price of this house.
Determining the Amount of Indemnity after a Holiday House Fire in Luleč

Master’s thesis deals with the determination of the amount of insurance benefit after the fire of holiday cottage in Luleč. The theoretical part focuses on the basic definitions of concepts from the area of real estates and insurance. The practical part is concerned with the valuation of judged building by cost method, determining costs of the required repairs and also finding out the new insurance value of the holiday cottage.
The Influence of Road Construction on the Price of Land Parcels

The thesis is focused on the assessment and comparison of land prices which are connected to the construction of roads, before and during the redemption. Based on gained results was made the average evaluation of land. The price difference stems from the fact that before the redemption was a mostly agricultural land and during the redemption was already building land. This is due the construction which to be built on it and also the costs of readiness of the land
Change in the Value of Land Parcels due to Newly-built Liner Buildings

This thesis aims at clarifying the relationship between the value of the plot and the optimization, modernization or construction of a new line structure, especially a large scale line structure such as a railway or a road. This thesis was written in order to determine more precisely the total amount for the purchase, rental, and setting-up of easements on the plots affected by the construction. Upon calculating the budget price all the factors affecting the value of the plot are not emphasized now. Thus, the aim is to match the budget price as closely as possible with the financial resources which were actually spent. In most cases these structures fall under the category of “structures in the public interest”, and so they comply with respective legal regulations. What is essential is the database of affected plots whose value changes depending on the change of their use, character, and attractiveness based on the respective legal regulations. The thesis attempts at obtaining as much information as possible on the behaviour of the plot owner and construction investor from a large database of affected plots, and to cover the development of the value affected by the construction both in positive and negative terms.
