Privatization of the housing stock of the new German Länder after 1990

The thesis deals with privatisations of housing stock in the new federal states of the Federal Republic of Germany from 1990 to 2008. Aim of this thesis is to outline the development of privatisation processes and to assess their impact on the development of the housing stock. The thesis first outlines the political context of German reunification and the initial condition of the housing stock in the new Länder. First part of the thesis is dedicated to the "first wave" of privatisations, which were part of the transformation of the housing stock of new Länder into a market economy. This section outlines the legal framework of the privatisations and their course in the 1990s. Following section of this part elaborates on restitutions, which were part of the transformation-process as a specific form of privatisation of housing. The first part concludes with an assessment of the impact of privatisations on the development of the housing stock in the 1990s. The second part focuses on the "second wave" of privatisations of the municipal housing stock, which began at the turn of the millennium. Analysis of Transactions in a Real Estate Market Segment - Microlocation of Brno

The diploma thesis deals with the analysis of real estate transactions in a selected micro-region. The selected region is the territory of the Brno - Komín district. There is made abasic analysis of the real estate structure in the district. Subsequently, realised sales transactions of flats in the period from 2014 to 2021 are set in the defined environment. Subsequently, the price and numbers within the subsets of the base set are examined and an analysis of the interdependence with the asking prices is performed. In the final part of the thesis, several hypotheses are tested and the dependence of realized prices on credit and stock market data series is examined.
Housing Stock Analysis in the Regions of the Czech Republic

Housing capacity forms an important part of life of every society, and therefore it is important and interesting to examine this phenomenon more closely. The most comprehensive amount of data on this phenomenon provides Population and Housing Census conducted regularly by the Czech Statistical Office. The main objective of this work, using these and many other available sources, that are not only from the Czech Statistical Office, is a detailed analysis of the housing and residential capacity of the Czech Republic, that enable a global view on the issue. First, I focused on financing of the housing needs as a key factor for further development of the housing capacity. Then I looked at individual parameters, which characterized apartments and houses and circumstances that affect their appearance. Subsequently I examined the factors that influence the number of dwellings completed using real quarterly data from the Czech environment from the period 2000-2015. Regression analysis demonstrated the expected effect of variables such as average gross monthly wages and gross domestic product. But surprisingly, net migration and natural increase of population became a significant variable, which confirmed the influence of socioeconomic factors in the development and expansion of the housing capacity.
Analysis of the Requirements for Housing

This diploma thesis analyses contemporary housing requirements from the point of view of apartment users, evaluates the significance of selected housing requirements and their dependence on selected variables. The theoretical part defines the concept of living standards, selected factors influencing the price of real estate and presents basic information from the field of housing policy and housing stock. In the practical part are evaluated the data obtained from the survey, the hypotheses investigating the dependence of selected factors and there is also evaluation of the importance of selected housing requirements.
Financing of housing needs

This submitted work consist of two parts. At first, we analyze the theory of housing needs. Its individual forms and funding. We also focus on the state of the Czech housing fund. Second, the practical part compares three types of housing possibilities and its funding for graduated student from VUT in Brno who is looking for his own habitation.
Multifunctional house in Brno

The main aim of this work is the solution of a new multifunctional building in Židenice, Brno, on the Corner of Táborská and Nezamyslova. The conception has been set by the place which is very close to the Chapel of St. F. of Assisi and by urban plans an local people’s needs and interests. The building has been designed not to damage the look of the local houses and streets and the first floor has been supposed to be used for another purpose than housing. The house was originally designed only like the first floor building. There are other houses which have got from 3 to 5 floors in neighbourhood streets. Among other places there are grammar school, school of Arts, shops and services. The problem was to place this building among the houses with various height by the special shape of the roof. The final effect causes no disharmony in the streets. This house is situated among the others perfectly in the corner position and keep the other houses‘ height from both of the streets. The aim of the multifunctional object is filled up by the first floor and housing in the floors above. In spite of the fact that there is a lack of the car parks the new underground parking site has been set up. The flats here have been designed according to local people’s interests.

The topic of the bachelor's thesis is Conception of the housig policy. Thesis is devided into five main parts. First part explains goverment conception of housing policy. In the second part are the tools, forms and institutions of the housing policy. In the third part are tendentions in development of the housing policy. Fourth part is housing policy in Horní Čermná. In the fifth part is comparison of housing polici in Horní Čermná and in Czech republic in general.

Third part describes suggestions for improvement of economy of city district Brno-střed with aspect to the next budgeting period.
Apartments rents in Ostrava and the factors influencing them

This thesis describes and analyses market with rental housing in chosen city districts of Ostrava and examines factors that influence rental rates. The database of flats is breaked down by housing sizes 1+kk and 1+1, 2+kk and 2+1, 3+kk and 3+1, 4+kk and 4+1. This data is processed in tables and graphs and factors, that influence rental rates, are described. Flats are then marked in map and broken down by rental rates. The result of this thesis is evaluation of factors that influence rental rates in specific locality.
