Mixed-use building

The aim of my master´s thesis is a design of mixed-use building. The new building is designed to be a permanent resident with offices and café. The objech has one basement and three above floor. In the basement is amenities of house, office premises and café. All the above floor are designed for housing. The object is on sloping terrain on the selected pieces of land in north-west part of city Ceske Budejovice. Structural system is from permanent formwork. The house is roofed with warm flat floor. Drawing part processed in a computer program Archicad.

New Residential Localities in Prague and the Structure of Their Inhabitants

This thesis deals with the analysis of housing construction in Prague in the years 2000-2009, and evaluation of socio-demographic structure of the population in the selected new residential areas. First is with the use of the database of the completed dwellings in the respective period described the deployment of new housing stock according to the character of the building in various concentric zones of the city, and on this basis the most important areas of new residential construction are identified. In the main empirical part is through the analysis of migration data at five selected case sites studied the relationship between socio- demographic structure of population and the selected/preferred types of housing. The analysis of statistical data is further supplemented by the data collected through field investigation.

Municipal housing policy

The topic of the thesis is municipal housing policy. It is divided into three parts – two theoretical, one practical. The first theoretical part explains general characteristics of the housing policy, describes the role of the state and the goals in general. The second theoretical part presents the State Housing Concept from 2005, its goals, their fulfilment, current situation of the housing stock, as well as available sources of support. The practical part focuses on the housing policy of towns and cities, i.e. municipal housing policy. It shows various ways to manage municipal houses – via housekeeping companies and relevant municipal departments. An example of two existing towns shows the differences in the ways of management, budgets and division of powers.

The Housing Policy of the City of Písek

The main objective of diploma thesis is an analysis of the housing policy in the city of Písek, in which I endeavour to evaluate the existing method of its implementation and efficiency. The first part of thesis deals with the development of the housing policy in the territory of the Czech Republic with emphasis on the period since 1989. It includes descriptions of the most significant changes in the field of housing during the transformation period and defines the basic instruments of the state housing support. The second part of the thesis focuses on the role of municipalities in the field of housing and their possibilities in the disposal of the originally state housing stock. It concentrates on the actual situation on the housing market in the city of Písek where there has been a fundamental turn in the approach to the municipal rentable housing this year. It thoroughly examines the executed privatization of the housing stock with aspect to the prices of the sold units and it evaluates the significance of the newly adopted measures.

Analysis of residential stability and satisfaction in Prague's suburban zone case study Říčany

The main aim of this study is the residential stability of the population in Prague suburban locality Říčany. The residential stability was studied in six localities of Říčany which varied according to the type of housing. Description of differences among the selected locations of Říčany can improve the development of similar localities in Prague suburban zone. Residential stability of people depends on factors that can affect it and it is necessary to include all these factors in the analysis. The most significant factor is residential satisfaction with the quality of housing. Qualitative research methods: were used primarily for this analysis: questionnaire survey and interviews with residents of selected localities. The results showed that the city Říčany rather belong to unstable residential communities in Prague suburban zone. Residential instability of the inhabitants is significantly influenced by dissatisfaction with their housing, but very important aspects are also age and life-cycle stages of the respondents. Field survey did not confirm any significant differences between the selected locations, but rather among the types of housing.

Determinants of Prague rental prices

This bachelor thesis analyzes relationships between specific properties of realities and rental prices in the capital city region of Prague. The aforementioned analysis utilizes principles of hedonic pricing and draws on a dataset consisting of 2 357 observations collected in March 2013. Final results indicate that the most significant determinant of rental price may be the reality's affiliation with a specific city district. For example, results suggest that a rental price of reality in Prague 9 will be 16 percentage points lower than a rental price of identical reality in Prague 1. The findings also indicate that another influential factor may be whether the reality is newly constructed, in which case the rental price of such reality increases by 14,3 percentage points.

Villa Garden Cities of Prague: Case Study of Hanspaulka

Diploma thesis is dedicated to the questions of changes of villa garden cities in Prague in years during 1991-2001. The first part of diploma thesis deals with the theoretic resources of this theme and the history of villa garden cities since the time of their origins in the last century up today. This part is completed with maps of individual Prague villa garden cities. In the second part of the thesis I investigate changes in Prague villa garden cities. For this investigation I used methods of statistic analysis and the field research. In the first case I made confrontation of data of localities of Prague villa garden cities during the time between years 1991 and 2001 with other Prague localities - with villa garden cities of Prague 6, with separated villa garden city of Hanspaulka and with the data for the whole city of Prague. I focus on changes in the age and educational structure of inhabitants. The method of the field research was applied in Prague locality of Hanspaulka. I used of short intervews with inhabitants. In these interviews I was interested in residential satisfaction, neighbourly relations and actual question of foreigner's migration here. Since the 1990s, there has been observed a significant change in the use of second homes, especially in cottage sites in city outskirts as a part of suburbanization development. The aim of this work is to evaluate the status of second housing and these changes by example of outskirts of two czech provintial cities - Hradec Králové and Pardubice, which has not yet been given sufficient attention in previous studies. This work complements extensive researches realized by the Department of social geography and regional development, which pays a long-term attention to this subject. In order to maintain compatibility with these researches, there is used similar methodology that consists of the questionnaire survey. Emphasis is given not only on specifics of sites in outskirts of these cities and their mutual comparison, but also on their development, which reflects the historic development of the czech settlement and those cities themselves. Inventure of the City Center ? Brno – Údolní - Gorkého

The designed area of residential buildings responds to the surrounding buildings, the development of existing block and defines the frontage streets of Gorkého and Údolní street. The ends of the lines extend to the building of a hospital and between them is the private garden for the residents. Recessed floor apartment buildings react to remote vista through Čápkova street to the Orthodox durch of sv. Václav from the 30s of the 20th century. The proposed passage in the extension of Čápkova street, bordered on one side with three-story apartment buildings, allowing access to Špilberk, which is an alternative to the uncomfortable route along the busy Úvoz stree. The new use of the historic building should be private fertility clinic and center for assisted reproduction, which follows the 130 years of unbroken tradition, and the object corresponds to the developing trend of contemporary luxury parenthood.
