The aim of this bachelor thesis is to develop an application which can search real estates in a selected area based on user requirements for points of interest in the area. The application compares user requirements with all real estates in the area and the output is list of recommended real estates with a percentage match. The thesis contains a description of the application, documentations and a research of existing solutions.
The Comparison of Prices of a Single-Family House in Different Parts of the City of Brno in the Years of 2016 and 2017

The diploma thesis „The Comparison of Prices of a Family House in Different Parts of the Brno city in the years 2016 and 2017“ focuses on the usual price and the detected price of a selected house in 2016 and 2017 and on the factors influencing these prices. The regulation No. 441/2013 coll. is used for year 2016 and the regulation No. 441/2013 coll. is used for year 2017. Further more, the market valuation is carried out by the direct comparison method. In this diploma thesis the representative house is valuated by the same methods but is situated in two different locations. The outcome of the thesis assessment of the usual prices and detected prices and of the factors that influences these prices. The theoretical part of this thesis focuses on explanation of the basic concepts used in the valuation and on the basic valuation methods.
Determining the Amount of an Insurance Claim for Damage Caused by Fire in a Hall in the Village of Stálky

The thesis is devoted to the issue of determining the amount of indemnity to the indoor facilities caused by fire. The aim is to determine the amount of indemnity if the insured event occurs on the property. Furthermore, I will deal with determining the new premium property value. The theoretical part provides the basic concepts commonly used valuation methods and a description of the valuation in accordance with applicable laws and regulations.
The consequences of the amendment to the expropriation act for expert activity and real estate evaluation

This paper discusses the consequences of the amendment to the Expropriation Act for expert activity and real estate evaluation. The amendment (Act No. 405/2012 Coll.) becomes effective on 1 February 2013 and brings several major changes. This paper analyzes the reasons for the changes and try to predict the consequences. Ralated issues such as changes of the Act No. 416/2009 Coll. are also discussed.

The aim of this thesis is the assessment to what extent is standard price influenced by the distance from the border, specifically for the selected family houses in the location of Orlicke hory and Podorlicko. It will also be determined what proportion of the administrative price applies to selected aspect of „employment“. The theoretical part deals with and explains the basic concepts concerning the real estate evaluation, particulary family houses. The following describes the most commonly used methods that are used for lands and real estate evaluation. The practical part is focused on the description and valuation of five family houses using the comparative method acoording to the regulation and comparative non-regulation method. There are also valuation of land that make up the family houses single functional unit. This prices are recalculated to unit prices and evaluated.

This thesis compares selected methods of valuation of real estates, which can be found in the production area. The theoretical part of the thesis deals with the explanation of basic concepts and description of the methods that are most frequently used in practice. In the practical part, it is devoted to a detailed description of the site itself and the valuation of the property, in order to evaluate the results of the selected methods. The result will be the statistical evaluation methods to compare and evaluate the most suitable methods for measuring the manufacturing facility.

In first part is presented the location Dolany, next is presented the basic terms related with real estate valuation and first part will complete description of valuation methods. The practical part will include valuation of five selected holiday cottages. They used valuation methods: comparative method, cost method and direct price comparison. The result will be valorization of appropriateness methods used for different types of valuation and their evaluation with the best method for chosen property type in the locality.

Comparison of prices of dwellings according to pricing regulation, market value and the purchase price actually realized in Zlín

The aim of this thesis is to highlight the difference between negotiated purchase price, standard price determined by direct comparison and lastly administrative price determined according to the applicable valuation regulations; specifically for the selected housing units located in the regional city of Zlin. The introduction of the thesis explains the basic and legal terms related to the topic, also adduces the difference between price and value, presents valuation methods and characterize real estate market. The second part of the thesis contains a description of the valuation of selected housing units, that were actually traded; and compares the negotiated purchase prices and the values, determined by direct comparison and administrative price.
