Valuation methodology used for the purpose of UniCredit Bank and ČSOB

Diploma thesis deals with the procedures for valuation of property according to the methodologies used by banks UniCredit Bank and ČSOB. This diploma thesis describes the principles of valuation of assets. In this thesis there are mentioned basic concepts of banking. It carries out a detailed analysis, description and comparison of selected valuation methodologies used by banks and methodologies used in appraiser´s work, who prepares evaluations for banking institutions. Based on the findings an analysis of the different methodologies is made.

Influence of The Tax Base in Different Ways Property Acquisition

This thesis deals with finding the ideal way of financing a new car for the company M&S Elektro Třinec s. r. o. Different methods of acquisition, primarily loans and leasing, are compared and it looks for a variant, which has under these conditions the most favorable affect on the tax base. It examines tax aspects of various versions of the acquisition and recommends the most appropriate way of acquiring the property.

Impact Analysis of Location on the Market Value of Housing Units in Selected Locations

The thesis focuses on the comparison of selected methods for valuated property type apartment. Valuating apartments are located in areas Decin, Ústí nad Labem and Most. The theoretical part focuses on the definition of basic terms, a description of the valuation methods associated with this dissertation and description of locations for the sites in terms of historical, cultural, social and economic. The practical part was to prepare drawings of assessed residential units and subsequent determination of prices of selected valuation methods – comparative method price by 2014 and 2015, by direct comparison and revenue method. In conclusion, the comparison of prices, according to the valuation method sused.

The main target was processing of methodology for dividing of building, into residential and non-residential units, and acquaint with jural operations which preceded this fact. There were also dealt with forms of property, problems and possibilities of dividing the apartment building on separate residential and non-residential units including examples of the declaration of building-owner, resolution of agreements and other necessary documents. Diploma thesis provides a comprehensive overview about problems with flat´s property which is arising from apartment-building dividing at residential units, so they can be self-contained property.

Determining the Amount of Indemnity for Damage Caused by a Natural Event in a House in Břeclav

The diploma thesis deals with the issue of determining the amount of indemnity for damage caused by a natural disaster. The introductory part is devoted to approaching the concepts related to valuation and insurance. The next part is devoted to familiarization with the object. Following is the valuation of the property by using the cost method at different times. For the valuation, the extent of the loss event is accurately defined, the cost of the repair and the insurance benefit resulting from the insurance contract are documented. The conclusion of the thesis is devoted to evaluation of achieved results and their graphical representation.
