Multicriterial variants evaluation of financing the property obtained from the tender

The most important aspect in the financial decsion making in buying the property is the financing method, price of the property and how much you need to borrow. The goal of this thesis is to show to the reader at least a basics theories of entering and process of the public procurement and formulate complex process from the assign of procurement through the realization to methods of financing. The goal is the utilization of the methods of multicriterial variants evaluation when evaluating particular products, financing options for the specific property won in the public procurement and researching suitability of individual multicriterial methods. The goal is theoretical description and practical analysis of fundamental mortgage loans with fixed rate and also description of today's mortgage market. The core of this thesis is the chapter with results of the multicriterial optimalization used to the organization and evaluation of individual variants for selected type of loan. In the onclusion is chosen generally the best product.

Automatic Evaluation of Parallel Bilingual Data Quality

Statistical machine translation is an approach dependent particularly on huge amount of parallel bilingual data. It is used to train a translation model. The translation model works instead of a rule-based transfer; in some systems even lexical. It is believed that quality of the translation may be improved with more data for training. I have tried contrary to give less data and watch how the score of the translation changes. I selected sentence pairs to stay a part of the corpus with some key fi rst randomly, then according to sentence length ratio and finaly according to the number of word couples that a dictionary knows as translation pairs. I show that selection according to an advisable criteria slows down falling of NIST and BLEU score with decreasing size of the corpus and in some cases may tend even to better score. Decreasing the corpus size also lead to faster evaluation and less need of space. It may be useful in an implementation of the machine translation system in small devices with limited system resources.

Bachelor thesis deals with the theme of corporate social responsibility organizations, its classification and assessment tools. In the theoretical section explains the basic concepts related to the theme of corporate social responsibility and the ways of their evaluation. In the practical part are made internal and external analysis, on the basis of which it is created, by using the SWOT analysis, the proposal for the strengthening and extension of CSR activities. In conclusion is transferred their economic evaluation.

Economy evaluation of suckler cows breeding

The aim of this diploma thesis was to elaborate economic models for estimate the economic indicators and optimization of process for breeding of suckler cows herd in selected farm. The hypotesis of diploma thesis was the assumption that the determination of material and relevance of impact for production indicators of breed will allow to model economic effectiveness of the selected breed farm. Concurrently it can be assumed that is possible to model the influence and impact of market prices for the final profitability of farming, respectively the level of cost per kilogram of live weight gain of animals. Aplications of created models will help to determine the economic turning point and create different models of market situations. The practical part was solved in a company named Ptenínský mlýn, which is located in village Ptenín in district of Plzeň - jih. The company is family character and is involved in an ecological system of agriculture. The company produces cattle for subsequent breeding as well as for fattening and slaughtering. Informations about the company were collected by forms, which were based on 79 asking points. Identified informations were about basic data of the breed and of his expansion in the years. All metods of calculation were created in Program Microsoft Excell 2010. In diploma thesis were determinated the results of the profitability selected breed farm, model s of turning point of cost and revenues, the change of profitability of breed when the parametrs of entrance are changed. On the basis of the calculations was discover negative profitability of breed in the case of absence of subsidies. The margin of profitability confirms this fact. The turning point of sold calves rates actually situation without subsidies. It was discover that for profitability on the based of available documents of company for year 2014 of zero is necessary to sale the calves must to have weight about 1065 kg, which is not possible in real situation. The profit of zero is able to have from to sale of 33 cattles. Without subvences is necessary to reduce of total cost 332 400 CZK, for to have total cost amount 601 600 CZK for to have economy of profitability on level zero. From this situation is clear that subvence allow activity of business and other investments in expansions.

Assessment of Cost Calculation in a Chosen Company

This thesis aims to describe theoretical solutions of costing and subsequently propose measures to improve the current situation for the selected entity. The theoretical part of the thesis describes the concept of costs and their structure, in particular the breakdown of the needs of decision-making. It defines the term calculations, the system and method of calculation and calculation formulas described in detail. The conclusion of the theoretical part is devoted to optimizing costs and scheduling. The practical part describes a specific entity, its data management. It also carried out an analysis of the property. The focus of the work is the analysis of options to optimize operating costs from suppliers of raw materials and price adjustments after the meal allowance recalculated raw materials. Finally, work is to evaluate the findings and recommendations primarily for the management of the organization.

Evaluation of the management system in the company after the introduction of new software

This study evaluates systém of the control the company. It is trade - sold company that is member of international holding structure. The system of the control contains reports from controlling, external and internal Audit. Every komponent of the kontrol systém is detailed described in relation in the new implemented software and consequently evaluated. The implemented systém was found as applicable in the business life however in the end of the work are input recommendation for improvement and higher effectivity of the whole system.

Evaluation of the Financial Situation in the Company and Proposals to Its Improvement

The focus of this master thesis is the analysis of the financial situation of a particular company from 2008 - 2013. The first part of the thesis provides a theoretical description of the methods that are used in the assessment of the financial situation of the company. The following part of the thesis provides facts about the company. The diploma thesis conducted a strategic analysis of external and internal surroundings. The financial assessment of the company is based on the analysis of financial statements of the company. In the final part of the thesis the findings are evaluated and solutions proposed accordingly. The implementation of the outlined solutions should lead to the gradual improvement of the financial situation of the company.

Analysis of the development of rural tourism in Czech Republic

The diploma work is aimed at analysis of travel trade services, provided in accomodation facilities in the country area. In the theoretical part, the term country travel trade in the Czech context is defined and discused. Development, contemporary trends and area differences in the capacity of accomodation and boarding facilities are described and discussed in the analytical part. The importance of these facilities for the regional development, including local action groups is described either. Services, presently offered, are evaluated in terms of quantity and quality; the method of mystery shopping has been used for this evaluation. Evaluated facilities are mutualy compared. Additionally, SWOT analysis and situation analysis have ben used in this work. The analysis of the data showed an ideal conditions for the development of country travel trade in the South Bohemian region of the Czech republic. The study has been situated in two districts - Jindřichův Hradec and České Budějovice. 50 facilities have been visited. In the majority of them, I have found lower standarts of provided services, compared to the demand.

Application of Method Vitality of Company Evaluation Designed by Pollak in the Czech Conditions

The paper deals with the verification of method Vitality of company evaluation, designed by Harry Pollak. The aim of this paper was to verify based on case studies the accuracy of how the method works and modify it for use in the Czech conditions. Qualitative research in the form of a guided interview was due to the effectiveness of the method verification focused on the 22 companies that have gone through crisis management. Research has shown that the method is fully functional and correctly diagnoses the health of the company, regardless of size, industry, history or location. Through revision of the method in the form of adjustment weights, changes and additions of the characteristics and their parameters was developed a new method of Vitality of company evaluation, which better reflects the conditions of Czech companies, emphasis the importance of key business elements and easier evaluates extreme situations of the company. This diagnostic method is generally applicable, simple, quickly and easily interpretable and applicable, which responds to the imperfection of previous methods. The experience of crisis management case studies show that the crisis caused by over-indebtedness or decline in demand due to external reasons are those that can be solved. The basic elements of these solutions are quality products, satisfied customers and reliable staff.

ASSET DIVIDING APPRASIAL MODEL (ADAM) - Hodnocení investic při přímém vkládání kapitálu do nemovitostí

The Asset Dividing Appraisal Model (ADAM) enables the appraisal of cash flows resulting from direct real estate investments. The model is an evaluation tool, which takes capital markets and the specific characteristics of real estate as an asset (heterogeneity, site-dependency, eternal land-yield, etc.) into consideration, while also considering different ownership approaches of real estate in the European Union. Thus, it contributes to the harmonization of capital markets and of direct real estate investment evaluation as intended by the "European Directive on Markets in Financial Instruments 2004/39/EC". ADAM is based on financial mathematical instruments and on the property valuation methods of different cultural areas. It combines continental European (Germ an Gross Rental-Method) and international (Discounted Cash Flow-Method) property valuation approaches. Although it is scientifically reasonable to take property valuation approaches into account, the aim of the model is not to valuate a property or to quantify an objective market value but to evaluate cash-flows resulting from direct real estate investments. A mathematical analysis based on empirical market data confirmed the validity of the methodology of the model. In the course of the analysis the major input variables that determine the results of the model and how the model reacts to marginal deviations of input data, were quantified. This was done using partial derivations and a simulation study. In Czech Republic a building isn't actually considered as a part of the underlying plot. Consequently, differing persons or institutions can be owner of the building, as of the appropriate plot. From 2014 on, a suitable reformation of the Czech Civil Code is supposed to cause a consolidation of real estate property. Czech law is going to be adjusted to German law, which considers plot and building as an economic entity. This consolidation of real estate could be an approach of the introduced model.
