Mortgage loan and Hypoindex

As a topic for my thesis I chose "Mortgage loan and Hypoindex". In the introductory part I am mentioning basic information about a mortgage loan, definitions and problems of mortgage loans themselves. That part has the content to help the readers understand the meaning of a mortgage loan. The second part is focused on Hypoindex and a reader not familiar with the issues and sorting mortgage loans could be confused. For that reason the main part is focused on the term Hypoindex, its origin and development. The final part pays attention to comparison of the attitudes to the index by three sides (institution giving information, the index owner and users).
Analysis of Causes of the Housing Bubble in Spain with Special Regard to Euro Currency

This paper examines fundamental causes of the housing bubble in Spain in 1999-1997. The thesis also critically evaluates the low interest rates of ECB, which are caused by inherent system fault of one interest rate for every state, even for states with high inflation rate and growth such as Spain or Ireland. I was able to provide evidence that ECB's interest rate was appropriate for France and Germany, but not for Spain. With econometric analysis of time series I was able to prove that low interest rate with regard to Taylor rule lead to a historically unprecedented housing bubble. These rates were even negative after inflation.
Availability of home ownership in Czech Republic

The paper investigates some issues related to housing and its forms, such as property and rental housing, cooperative housing and illustrates their benefits and drawbacks. The main aim of this paper is a comparison of costliness of property housing in each county of Czech Republic and price availability of flat or rental house for income-average Czech family. Comparison, of all counties is processed according to nominal prices, loading rate housing expenditure and residual income This paper comes out from available data about average newly-built flat and family house dimensions and average price of these areas. There is included an analysis of income tendencies of average inhabitants of those premises in all counties over Czech Republic. The last part of bachelor thesis is dedicated to a comparison of financing housing expenses from mortgages and building savings, including positives and negatives concerning possibilities of housing financing.
The Causes of the Mortgage Crisis in the USA

The diploma thesis investigates causes and progression of the mortgage crisis beginning in 2006 in the United States. Theoretical part of the thesis explains general causes of economic crises in accordance with the Austrian theory of the business cycle. Some of the basic problems of nonmonetary business cycle theories are mentioned and the most common ABCT attacks refuted. Analytical part of the thesis tries to explain why the current business cycle appeared primarily in the form of mortgage crisis. For this reason institutions playing the main role in the American mortgage market are being analysed including Federal Reserve System, government-sponsored enterprises, and three biggest rating agencies Moody's, Standard & Poor's and Fitch Ratings. Thesis conclusion should answer the question why and how the mortgage crisis originated in the United States.

Above all I was comparing the trends and direction of mortgage markets in both countries in my thesis.
The causes of the housing and financial crisis in the USA

This study is focused on the causes of financial crises in the United States of America starting in 2007. There is mentioned a number of influences that had impact on this disfavourable economic development in this study. In the first part, there is mentioned the housing policy and government measures in providing mortgages. Further, there is explained the development of the banking system -- with the Federal Reserve System on one hand and commercial banks on the other. Their parts in this crises are explained in the second chapter, alongside with modern trends on financial markets. One of those trends was occurrence of new kinds of securities -- eg. CDO which is characterized. Rating agencies were also subjects which business behavior was one of the causes of this crises burst. In this study there is also captured simple line-out of events on the interbank market, when the crises became obvious. Last part is dedicated to comparison with other crisis of the modern history, especially the Great Depression.

This bachelor work is focused on the problems of financing of housing needs. There is dedicated space to a short definition of housing needs, in the first chapter. The second chapter searches tools of housing financing in detail, building savings and mortgages. The last chapter contains analytical section. It focuses on interest rate and progress of agreed loans. This bachelor work acquaints readers with main aspects, conveniences and disadvantages. The purpose is also referring to questions of currently legislature, which is in many respects too restrictive.
Analysis of the progress of the insolvency of czech households

The bachelor thesis is divided into two main parts. The part one deals with description of banking loan and non-banking loan market. Then main debt products are characterized. The analysis of a progress of an insolvency of czech households in particular areas of banking and non-banking market is made in the second part as well. This part also descripts trends in distraints and personal bakrupts. In the end of second part progression of deposits and household loans is shown. The finaly part containts internationally comparison of the insolvency of czech households and a conclusion.
